Job summary

Nolan Living, a vertically-integrated real estate investment and management firm, seeks a Capital Project Manager to lead capital improvement and renovation projects across its Midwest portfolio. You will own the project from planning and budgeting through execution, turnover, and closeout, coordinating with operations, asset management, leadership, and contractors.

Ideal candidates demonstrate ownership, proactive risk management, and clear, timely communication to protect occupied communities

Qualifications

• 5+ years of progressively responsible project management experience; owner-side, multifamily, renovation, or occupied-environment experience is strongly preferred.
• Strong experience managing multiple projects, budgets, schedules across more than one site.
• Knowledge of construction sequencing, estimating, contracts, change management, quality control, and closeout.

Responsibilities

• Manage the full project lifecycle for assigned capital projects, including site assessment, budgeting, scope development, procurement, contracting, scheduling, construction oversight, turnover, and closeout.
• Develop thorough scopes of work and bid packages to reduce gaps and surprises.
• Build and maintain project budgets and schedules; monitor commitments, invoices, forecasts, contingencies, and variances.
• Lead contractor selection, contract coordination, meetings, site walks, punch lists, and final acceptance.
• Anticipate risks and communicate practical solutions; protect occupied communities from disruption.
• Coordinate work in occupied multifamily communities with focus on resident communication, access, and safety.
• Provide concise reporting on status, budget, schedule, decisions, risks, and next steps.
• Maintain complete project documentation including approvals, contracts, changes, and closeout records.
• Evaluate design decisions balancing upfront cost with long-term asset performance.
• Use Yardi CM and other PM tools; adapt as processes evolve.
