Job summary

Nolan Living is seeking an experienced Capital Project Manager to lead capital improvement and renovation projects across our Midwest portfolio. You will own projects from planning through closeout, coordinating with Operations, Asset Management, and contractors to protect occupied communities and optimize cost, quality, and resident experience.

The role requires strong budgeting, scheduling, and communication skills, with 50–75% regional travel.

Qualifications

  • Experience managing large capital projects for multifamily or occupied environments.
  • Ability to develop complete scopes, bid packages, and cost estimates.
  • Strong communication and stakeholder management across operations, assets, and vendors.
  • Proven track record of controlling budgets, schedules, and change orders.

Responsibilities

  • Lead the full lifecycle of capital projects from planning, budgeting, and procurement to turnover and closeout.
  • Develop scopes of work, bid packages, and bid comparisons to minimize gaps and surprises.
  • Build and manage budgets and schedules, monitor commitments and variances.
  • Lead contractor selection, preconstruction and progress meetings, site walks, and turnover.
  • Identify risks early and propose practical solutions to keep projects on track.
  • Coordinate work in occupied communities with clear resident communication and access plans.
  • Provide timely project status reports to internal stakeholders.
