Job summary

Asset Living seeks a Capital Project Manager to oversee a portfolio of small- to mid-scale capital improvements, ensuring projects are completed on time and within budget while upholding Asset Living quality standards.

The ideal candidate will be detail-oriented, highly organized, and adept at managing multiple concurrent small projects, coordinating vendors, schedules, and budgets with minimal on-site supervision.

Qualifications

• Bachelor’s degree in Construction Management, Facilities Management, Engineering, or equivalent experience preferred.
• Experience managing capital, maintenance, or light construction projects within multifamily or commercial real estate is strongly preferred.
• Strong knowledge of capital repair processes, building systems, and property operations.
• Excellent coordination, vendor management, and communication skills.

Responsibilities

• Plan and initiate capital projects with goals, scope, and requirements.
• Develop concise project plans outlining tasks, timelines, resource needs, and milestone expectations.
• Manage budgets for small-scale capital projects and track expenditures.
• Source, evaluate, and coordinate vendors, specialty contractors, and service providers; review bids and ensure contract compliance.
• Monitor progress with scheduled check-ins, site visits as needed, and ensure work meets manufacturer specifications and Asset Living quality expectations.
