Building Maintenance Technician - 632994
Location: Wilton, CT
Job Summary:
We are seeking a skilled Building Maintenance Technician to perform preventative maintenance and repairs on facility systems and equipment at our client's site. This hands-on role involves cross-training across multiple technical disciplines and utilizes a flexible, flow-to-the-work approach.
Key Responsibilities:
- Perform scheduled preventive maintenance (PM) tasks based on written guidelines. Activities include measuring wear, replacing expendable items (belts, hoses, filters, fluids), and inspecting operational characteristics such as vibration, vacuum levels, pressures, and speeds.
- Evaluate and document PM findings in the Computerized Maintenance Management System (CMMS) and recommend updates to PM procedures based on observations.
- Complete assigned work orders and document all work performed in the CMMS.
- Perform repairs and maintenance on HVAC, mechanical, electrical, and plumbing systems, as well as other facility equipment.
- Conduct general building repairs, including painting and fixing walls, doors, and flooring.
- Repair plumbing issues including leaks, blockages, and the replacement of sinks, piping, valves, or drains.
- Maintain and repair electrical systems, including controls, lighting fixtures, and distribution systems.
- Replace light bulbs, ceiling tiles, and grid components throughout the building.
- Conduct shift rounds, using a checklist to document system and equipment performance metrics such as temperatures, RPM, and pressure readings.
- Communicate proactively with the customer and site lead regarding work request details, part availability, and delays.
- Troubleshoot and repair electrical systems including transformers, motors, MCC panels, circuits, VFDs, lighting, and associated wiring.
- Maintain lighting systems for buildings, workstations, parking lots, and emergency lighting, including components controlled by energy management systems.
- Perform maintenance and repair on dock equipment, including overhead doors, dock levelers, locks, and seals.
- Ensure a safe and clean work environment by following all company and customer safety protocols and procedures.
Qualifications:
- 5–7 years of mechanical experience required, including hands-on work with HVAC, plumbing, electrical, carpentry, and mechanical systems—or an equivalent combination of education and experience.
- Minimum of 3–5 years of experience in facility maintenance roles.
- Must possess a valid driver’s license.
- Ability to read and understand basic instructions, maintenance manuals, and memos.
- Capable of writing routine reports and communicating effectively in one-on-one and small group settings with clients, customers, and colleagues.
