Job summary

Phipps Houses seeks an energetic Assistant Superintendent for Atlantic Chestnut, a 1,200-unit affordable housing development in East New York, Brooklyn. This is a non-live-in role with Sunday to Thursday, 8am–5pm, eligible for year-end discretionary bonus.

Responsibilities include managing day-to-day maintenance, overseeing turnover punch lists, coordinating with contractors, supervising staff, and maintaining equipment logs.

Qualifications

• Requires S12 and S13 certifications for standpipe and fire sprinkler.
• Supervisory experience is required.
• Practical test is required and a written communication assessment may be used.
• Candidates should have a high school diploma or GED with relevant experience.

Responsibilities

• Manage day-to-day maintenance and operations of the property.
• Ensure transition of apartment turnovers with punch list and acceptance oversight.
• Ensure timely maintenance of all building operations and systems, coordinating preventive maintenance.
• Ensure property passes all surveys and maintains inspection logs for sprinkler systems and extinguishers.
• Coordinate with contractors for outsourced repairs and participate in interviewing/hiring maintenance staff.
• Purchase maintenance supplies and maintain accurate inventory; know heating and water systems.
• Assist in cleaning during custodian absence, remove snow in inclement weather, and maintain interior/exterior paint.
• Address work ticket orders for apartment repairs; use Yardi for requisitions and PO follow-ups.
• Accept deliveries and provide packing slips to the administrative assistant; attend hearings for violations.
• Report emergencies to supervisor and participate in staff meetings and trainings.
