University of Maryland, Baltimore (UMB) is currently seeking aBuilding Maintenance Engineer (Building Systems Chief) to join theDepartment of Facilities Maintenance. Under limitedsupervision, serves as senior facilities representative duringcampus "off-hours" to ensure that all equipment is operating tostandards and to respond to emergencies involving facilities and/orequipment operations.

The shift for this position is:
  • Thursday to Monday: 3:30pm – 12am
  • Tuesday and Wednesday: OFF

The selected candidate for this position is eligible for asign-on bonus of $5,000. Half will be paid following 30 days ofsatisfactory service at UMB and the remaining half will be paidafter successful completion of a probationary period of 6 months.The sign on bonus is eligible only to candidates new or returningto UMB.

PRIMARY DUTIES
  1. Monitors HVAC computer system and responds todeficiencies.
  2. Makes building rounds to inspect equipment for safe operationand proper maintenance.
  3. Starts, operates and secures HVAC-type equipment. Makes minorrepairs.
  4. Moves small equipment such as electric heaters and pedestal fansup numerous stairs due to a lack of heat or cooling.
  5. Responds to police calls for door openings.
  6. Answers telephones and takes messages. Writes work orders. Callsin help as needed.
  7. Responds to emergency situations which may require climbing,lifting or use of tools in a stressful and inhospitable atmosphereand within a short amount of time, such as fires, floods, wind,snow.
  8. May participate in clean-up of emergency events to includemoving vacuum cleaners full of water, lifting pumps, pushingsqueegees, brooms, mops, etc. May also use power tools to cut andfasten items such as plywood for security purposes.

Qualifications :
MINIMUM QUALIFICATIONS
Education:

High School Diploma or GED.

Experience:

Six years of progressively responsibleexperience in the trade(s) where assigned to include at leasttwo years in a lead or supervisory capacity .

Other:

Except for qualifications established by law,additional related experience and formal education in which one hasgained the knowledge, skills, and abilities required for fullperformance of the work of the job class may be substituted for theeducation or experience requirement on a year-for-year basis with30 college credits being equivalent to one year ofexperience.

REQUIRED KNOWLEDGE/SKILLS/ABILITIES

Thorough knowledge of methods, practices, production procedures andequipment used on maintenance and operations crafts; of engineeringdrawings, blueprints, schematics and specifications; of theprinciples of air conditioning and refrigeration; of the practicesand techniques used in installation, repair and maintenance of HVACequipment and systems; of refrigerant types, environmental impact,and gas reclamation procedures and equipment. General knowledge ofOSHA regulations related to the refrigeration trade and of theNational Electric Code. Working knowledge of plumbing, steamfittingand the electrical trades. Skill in the repair and maintenance ofcommercial or industrial HVAC equipment and systems; in the use andmaintenance of tools and equipment of the trade; in brazing,soldering and silfoss; and of work control procedures. Skill inscheduling and determining resource requirements in tradesoccupations. Ability to supervise on-call personnel and to performrequired inspections of trades work, materials and equipment.Ability to read and understand manufacturer's recommendationsregarding scheduled and preventive maintenance, servicing andoperation; to use computers and related software to diagnose HVACsystem problems; to prepare written reports; to communicateeffectively both orally and in writing; to work at heights up to 35feet; to manipulate heavy equipment, tools and supplies and/orexert force up to 50 pounds; to concurrently manipulate multiplecontrols on machinery or equipment; to work in hazardous orirritating environments, confined spaces and adverse weather ortemperature conditions; to wear and work in personal protectiveequipment.

CONDITIONS OF EMPLOYMENT

Candidates selected for employment may be subject to medicalinquiries and/or medical examination to determine the ability toperform the job. A non-commercial Class C or equivalent driver'slicense valid in the State of Maryland may be required. Employeesin this job class may be required to be trained to work withasbestos. Employees in this job class assigned to work withequipment containing CFC refrigerants must achieve and maintainvalid certification in accordance with federal law.

Based on the duties of this position, selected candidates are eligible to participate in the Bargaining Unit(Union).

Salary Range:

$65,000 - $67,000 per year (Commensurate witheducation and experience)

Note: New hires will receive a 2.5% adjustment to their basesalary upon successful completion of 6 months probationaryperiod.
