Job summary

McDaniel College seeks a Building Maintenance Mechanic-Lead HVAC/R Technician to maintain and repair HVACR systems across campus. The role includes supervising staff, developing preventive maintenance plans, and ensuring safe operation of all heating, ventilation, and air conditioning equipment.

The ideal candidate has 3–5 years of commercial/residential HVACR experience, valid Maryland licenses, and the ability to respond during emergencies and weather events.

Qualifications

• 3–5 years of experience in commercial/residential HVACR with supervisory experience preferred.
• Must have Refrigeration Transition and Recovery Universal Certification.
• Must have valid Maryland Journeyman or Master HVAC License.

Responsibilities

• Develop ongoing preventive maintenance programs with the Director of Building Operations and Maintenance.
• Perform routine and preventive maintenance on HVAC equipment including air handlers, chillers, and related controls.
• Repair bearings, motors, actuators, controllers, pumps, and refrigeration equipment as needed.
• Monitor building temperature via automated control systems and respond with repairs as required.
• Coordinate with outside contractors for contractual duties related to chillers and cooling towers.

This position has a budgeted hiring rate of $45.00/hr. The position is classified as a S7. The S7 salary band for all full-time, 12-month positions at the college with this classification have a minimum rate of $25/hr and a maximum rate of $47.50/hr.

Job Description:

This is a hands‑on position responsible for the maintenance and repair of all College heating, ventilating, air conditioning, refrigeration (HVAC), air quality equipment (including energy recovery make‑up, exhausted air systems, and laboratory vent/chemical storage hoods). Performs duties that may be outside of the HVAC trade to support priorities of the Physical Plant. This position is classified as essential meaning employee must report when college is closed. Occasional overtime and on‑call responsibilities is required.

Key Responsibilities

The following are typical examples of the type of work performed under this job description. This list does not include all work to be performed and duties are subject to change as deemed necessary by the Director of Building Operations and Maintenance.

• Assist Director Building Operations and Maintenance to develop on going preventive maintenance program.
• Perform routine and preventive maintenance on air conditioners, air handlers, fan coil units, grease motors/bearings/pumps, change filters and belts, calibrate stats, clean condenser and evaporator coils, fume hood and exhaust fans, cooling towers, etc. Perform duties such as grease motors/bearings/pumps, change filters and belts, calibrate stats, clean condenser and evaporator coils, etc.
• Work on rooftop units, split systems, VAV systems, heat pumps, geothermal systems, HVAC controls and related mechanical equipment.
• Make necessary repairs or replacements to bearings, fans, motors, actuators, controllers, pumps, refrigeration equipment etc.
• Use automated control systems to monitor and control building temperature. Action taken in the automated system shall not take the place of making a repair.
• Works with Director of Building Operations and Maintenance to provide information for ordering supplies and materials or directly orders supplies and materials as requested.
• Perform minor electrical work such as replacing fuses, receptacles, switches, contactors, resetting breakers, etc.
• Make adjustments to controls, thermostats, timers, etc.
• Ensures seasonal changeover of equipment is done properly and on time.
• Trains HVAC technicians in safety practices, procedures, and proper usage of equipment.
• Perform chemical testing of cooling towers and take appropriate action based on test results.
• Coordinate with outside contractor to perform contractual duties to chillers and cooling towers. Periodically make repairs such as: replace floats, clean/replace sump pump strainers, replace pumps, etc.
• Clean equipment in related areas. Keep mechanical rooms and work areas clean.
• Complete work orders in a timely fashion and make daily updates when work has been performed.
• Work as part of the maintenance team to perform group projects such as but not limited to: Installation/cleaning/removal window air conditioners, Stage set ups, Turnover of residential buildings for summer conferences, ready buildings for student return, etc. There could be limited time off and working hours are subject to change according to the College's schedule.
• Perform maintenance and repairs of a general nature as requested.
• Perform snow removal.
• Operate, maintain, and use in a safe manner College equipment, tools, and vehicles.
• Regular and predictable attendance is required.
• Other duties as assigned.

Requirements:

• Must demonstrate skill and experience equivalent to a minimum of three to five years' experience in commercial/residential HVACR with at least one year of supervisory experience preferred. Refrigeration Transition and Recovery Universal Certification is required along with 2L training preferred.
• Current Maryland Journeyman or Master HVAC License required and must be maintained. Master License is preferred.
• Must have valid driver's license with two or less points.
• Must be able to work during emergency weather events including but not limited to snow, hurricanes, tornados, etc.
• Must be able to respond to campus emergencies when called.
• Must have the ability to read and comprehend written instructions, procedures, and service manuals.
• Must have the ability to express oneself orally as well as in writing.
• Must have the ability to learn departmental policies, procedures, and mechanical systems, proper use of tools and materials used to perform duties within a ninety-day probationary period.
• Must be able to wear a respirator (i.e., N95), with required medical evaluation and annual fit testing.
