Reports To: Chief Engineer, Assistant Chief Engineer, or Property Manager

FLSA Status: Non-Exempt

Overall Purpose of Position

This position directly supervises day porters, maintenance technicians, and maintenance assistants. The Engineer maintains and operates large and small-scale HVAC systems, electrical systems, plumbing systems, boiler systems, control systems, and their support equipment. They respond to tenant service requests, troubleshoot problems, recommend enhancements for all building mechanical and electrical systems, and work on special projects assigned by the Chief Engineer. The Engineer is considered essential personnel and must respond to after-hour emergencies.

Essential Duties & Responsibilities
  1. Perform preventative maintenance on equipment.
  2. Operate and maintain water chillers, cooling towers, pumps, heat exchangers, air handling equipment, fans, automatic temperature controls, electrical switchgear, distribution switchboards and panels, sprinkler systems, fire alarm systems, valves, plumbing fixtures, and other mechanical and electrical equipment and systems in the building.
  3. Disassemble, clean, examine for wear or damage, replace parts, test, and adjust mechanical equipment (pumps, fans, dehumidifiers, compressors, condensers, water coolers, cooling towers, etc.).
  4. Participate in developing and implementing the operating, maintenance, and capital improvement budgets.
  5. Assist with construction drawing review and construction oversight during tenant improvement projects.
  6. Help remove snow and ice from the outside of the building, including around roof drains.
  7. Perform duties required to correct emergency conditions.
  8. Fulfills other duties as needed.
Essential Knowledge & Skills
  1. Ability to read and interpret safety rules, operation and maintenance instructions, procedure manuals, and blueprints. Understanding of HVAC controls.
  2. Capable of performing basic mathematical operations and computing percentages.
  3. Aptitude for solving problems involving several variables in standardized situations.
  4. Excellent customer service and communication skills.
  5. Proven ability to work independently and demonstrate leadership and management skills.
Required Education & Experience
  1. High school diploma or GED.
  2. Minimum of four years experience in a similar role or an equivalent combination of education and experience.
  3. Must have OSHA 10 card or significant OSHA training.
  4. Classroom training/certification in basic electrical and refrigeration.
  5. Universal CFC Certification.
  6. Appropriate trade license or permit as required.
Physical Demands

The physical demands include standing for long periods, climbing, stooping, kneeling, crouching, crawling, and lifting up to 50 pounds. Specific vision abilities required include close, distance, color, and depth perception, and the ability to adjust focus. This position is safety-sensitive.

Benefits/Compensation

Carr Properties offers a comprehensive benefits package with an anticipated total compensation of $78,900-$105,900, based on experience.
