Apple Inc. seeks a skilled BMS Controls Specialist in Austin to monitor, maintain, and optimize building automation across facilities. You’ll work with Siemens, Johnson Controls, and other platforms to ensure reliable HVAC operation and energy efficiency.

The role involves programming DDC controllers, responding to alarms, and coordinating with mechanical and electrical trades during projects. Strong troubleshooting skills and 3+ years in BMS are required.

Formación

• Minimum 3 years of hands-on experience with building automation/BMS controls incl. Siemens, Johnson Controls, Honeywell, Tridium/Niagara, Schneider Electric.
• Working knowledge of HVAC mechanical systems, chiller plant operations, and air-side/water-side control sequences.
• Experience with DDC programming, BACnet/IP, and Modbus communication protocols.
• Familiarity with fire alarm systems and NFPA 72 inspection/testing requirements.
• Ability to read and interpret mechanical, electrical, and controls drawings.
• Strong troubleshooting skills across hardware and software.
• Comfortable working from ladders, in mechanical rooms, and above ceilings.

Responsabilidades

• Monitor, operate, and maintain BMS including HVAC controls, chiller plant automation, lighting controls, energy management.
• Program, configure, and troubleshoot DDC controllers, sensors, actuators, and field devices.
• Respond to BMS alarms and system faults, diagnose root cause, implement corrective actions, document resolution.
• Perform preventive maintenance on control system hardware and software, incl. firmware updates and calibration.
• Monitor and optimize chiller plant sequences, AHU operations, and VAV systems for energy efficiency.
• Support fire alarm system monitoring, inspection coordination, and interface with life-safety infra.
• Maintain as-built documentation, point schedules, and system drawings.
• Coordinate with mechanical/electrical/fire protection trades during commissioning and retrofits.
• Generate and analyze trend data, energy reports, and performance metrics.
