Job summary

Mantis Innovation is seeking a BMS Estimator to develop accurate cost estimates and proposals for Building Management Systems, BAS, HVAC controls, energy management, and related facility automation projects. The role combines controls expertise, construction knowledge, and commercial judgment for diverse sectors including data centers, healthcare, and higher education.

The candidate will review drawings, clarify SOWs, prepare bid documents, and evaluate vendor quotations while supporting project

Qualifications

• 5+ years of experience in BMS/BAS, controls, or related environments.
• Ability to read and interpret mechanical, electrical, controls drawings and specs.
• Strong knowledge of HVAC controls, DDC controls, commissioning practices.
• Experience developing project scope from construction documents.
• Strong analytical, organizational, communication, and commercial skills.

Responsibilities

• Review drawings, specs, submittals, and bid packages to define BMS/BAS scope.
• Issuing RFIs during bid process to clarify SOW.
• Develop equipment counts, material takeoffs, labor estimates, and pricing summaries.
• Prepare customer-facing proposals, scope documents, exclusions, assumptions, qualifications, and bid summaries.
• Identify constructability issues and commercial risks before contract award.
• Review revised drawings and evaluate impacts on labor, materials, and schedule.
• Solicit and evaluate vendor and subcontractor quotations.
• Support handoff activities, change orders, and scope evaluations during execution.
• Evaluate integration requirements for BAS, BMS, EPMS, SCADA, DCIM, and third-party systems.
• Participate in customer meetings, site walks, and pre-bid reviews.
