Job summary

Homewise, Inc. is seeking a Renovation Project Manager to lead our acquisition rehab program across vacant and owner-occupied properties in the Albuquerque area.

You will plan scopes, manage budgets, and coordinate with contractors while ensuring quality and adherence to energy efficiency goals. You will collaborate with internal teams and the Energywise group, communicating in English and Spanish, and traveling to project sites as needed to keep multifaceted renovations on schedule and within

Qualifications

• Minimum 3 years of experience in construction management or real estate development.
• Fluent in English and Spanish, written and spoken.
• Bachelors degree or equivalent experience.
• Willingness to travel to Albuquerque and Santa Fe sites.
• Experience reading construction specifications and building codes.
• In-office availability 8 am5 pm.
• Ability to lift up to 25 pounds.

Responsibilities

• Manage acquisition rehab program from acquisition through project completion on vacant and owner-occupied properties.
• Develop scopes of work and identify repairs and energy efficiency improvements.
• Prepare and manage project budgets and apply value engineering to control costs.
• Solicit, evaluate, and select qualified contractors and subcontractors for renovation work.
• Review bids and change orders, ensuring alignment with scope and budget.
• Manage contractor performance to ensure on-schedule, quality work.
• Conduct regular site visits to monitor progress and address issues.
• Perform quality control inspections to confirm Homewise standards and codes.
• Conduct final walkthroughs and punch-list reviews prior to closeout.
• Coordinate with Energywise on energy efficiency improvements.
• Coordinate with MFA on subsidy administration, compliance, and reporting.
• Serve as primary contact for homeowners and contractors.
• Communicate project status in English and Spanish.
• Document all assessments and decisions in Homewise systems.
