Job summary

Homewise Inc. is seeking a Renovation Project Manager to lead its acquisition rehab program for vacant and owner-occupied homes. You will develop scopes of work, manage budgets, and select qualified contractors to ensure projects stay on schedule and within budget.

You will oversee quality control, finalize walkthroughs, and coordinate with Energywise and MFA teams. Strong Spanish/English communication and site-ready multitasking are essential.

Qualifications

  • Minimum 3 years of experience in construction management, real estate development, or a related field.
  • Fluency in Spanish and English (both verbal and written).
  • Knowledge of residential construction and energy efficiency practices.
  • Experience reading and interpreting construction specifications and building codes.
  • Available to work in-office during Homewise's core business hours of 8 am-5 pm Monday through Friday.
  • Ability to travel frequently to project sites in the Albuquerque and Santa Fe metro areas.
  • Must be able to navigate varied terrain and construction site conditions.
  • Must be able to occasionally lift objects up to 25 pounds.
  • Experience managing contractors and subcontractors.
  • Experience developing scopes of work and controlling project budgets.
  • Experience in grant-funded or nonprofit construction programs.
  • Familiarity with project management software or construction management systems.

Responsibilities

  • Managing Homewise's acquisition rehab program from acquisition through project completion on vacant and owner-occupied properties.
  • Developing detailed scopes of work, identifying necessary repairs, upgrades, and energy efficiency improvements.
  • Preparing and managing project budgets; applying value engineering principles to control costs without compromising quality.
  • Soliciting, evaluating, and selecting qualified contractors and subcontractors for renovation work.
  • Reviewing and approving contractor bids and change orders, ensuring alignment with approved scope and budget.
  • Managing contractor and subcontractor performance throughout construction, ensuring work is completed on schedule, to specification, and in compliance with contract terms.
  • Conducting regular site visits to monitor progress and address issues as they arise.
  • Performing quality control inspections throughout the renovation process to confirm work meets Homewise standards and building codes.
  • Conducting final walkthroughs and punch-list reviews prior to project closeout.
  • Managing owner-occupied rehabilitation projects funded through grant-funded programs, from scoping through completion.
  • Assisting the Energywise team with project management tasks, including coordinating contractor bids, scheduling, and tracking energy efficiency improvements.
  • Coordinating with the Mortgage Finance Authority (MFA) on subsidy administration, compliance, and reporting requirements.
  • Serving as the primary point of contact for homeowners, contractors, and internal stakeholders throughout the renovation process.
  • Communicating project status, timelines, and issues clearly and proactively in both English and Spanish.
  • Documenting all project assessments, decisions, and outcomes accurately and in a timely manner in Homewise's systems.

Description

The Renovation Project Manager leads Homewise's acquisition rehab program, managing renovation projects on vacant and owner-occupied residential properties from acquisition through completion. You'll be the person who keeps complex, multi-phase projects on schedule and within budget—working hand-in-hand with contractors, homeowners, and internal teams. In this role, you'll oversee everything from scope development and contractor selection to quality control and final walkthrough. You'll also support our Energywise team, identifying energy efficiency improvements that help families live more sustainably and affordably. It's a role that requires both analytical rigor and genuine care for the families and neighborhoods we serve.
