Job summary

Gorman & Company is seeking a Property Manager for Wintergreen, a 243-unit affordable housing community. You will lead the property team, manage leases and compliance, and drive resident satisfaction.

Qualifications

3+ years of property management experience, preferably in affordable housing.
Experience supervising or leading a team.
Knowledge of LIHTC or ability to learn program requirements quickly.
Bilingual English/Spanish strongly preferred.

Responsibilities

Lead day-to-day operations of the 243-unit community, directing the property team.
Recruit, train, coach, and develop staff to ensure staffing and performance.
Oversee leasing, marketing, resident retention, renewals, and occupancy goals with strong customer service.
Manage affordable housing compliance, including resident certifications and documentation under LIHTC and related programs.
Oversee rent collection, resident accounts, notices, evictions, budgeting and financial reporting.
Collaborate with maintenance and vendors to manage work orders, unit turns, inspections, and curb appeal.
Build relationships with residents and the community through engagement and responsive problem-solving.
