Job summary

Beacon Communities LLC in Springfield, MA seeks an Occupancy Specialist/Leasing Specialist to manage the leasing process from application to occupancy. You will greet applicants, conduct tours, coordinate intakes and renewals, and drive occupancy goals with a focus on high-quality customer service.

This bilingual (English/Spanish) role requires COS knowledge, strong math and organizational skills, and the ability to work independently while maintaining confidentiality and compliance with

Qualifications

• Associates degree or equivalent work experience required.
• Two years sales/leasing experience desirable.
• COS designation required (depending on property needs, COS with various subsidized housing programs may be needed).

Responsibilities

• Process income certifications/recertifications for affordable housing programs and update Yardi.
• Process monthly Section 8 Housing Assistance Payment Billing.
• Process TRACS transmissions.
• Greet applicants and guide them through the application process.
• Coordinate leasing, intakes, interviews, processing and distribution of applications.
• Maintain waiting list and turnover logs.
• Prepare lease packages and move-in documents.
• Conduct new resident orientations.
• Provide backup support to Occupancy Specialist.
• Foster positive relationships with residents and agencies.
