Job summary

Morgan Properties is hiring an Assistant Service Manager to oversee maintenance operations at our multi‑family communities. You will lead a maintenance team, oversee repairs across HVAC, electrical, plumbing, and related trades, and ensure compliance with company standards and laws.

You will establish and manage 24‑hour on‑call coverage, coordinate preventive and reactive maintenance, and maintain inventory while supporting the Service Manager’s directives.

Qualifications

• HVAC/EPA/CFC Certification preferred.
• One-year certificate, or 2-4 years related experience, or equivalent education.
• Active and valid driver’s license and access to a personal vehicle.

Responsibilities

• Manage, develop, and mentor the team in diagnosing problems and making repairs.
• Provide expert knowledge and troubleshooting in HVAC, electrical, plumbing, pool maintenance, carpentry, drywalling, exterior structure, and appliance repair.
• Be on-call 24 hours for emergencies and personally available for on-site incidents.
• Manage and organize inventory of maintenance materials.
• Establish on-call, preventive maintenance, make-ready, and work order schedules for the team.
• Regularly inspect community buildings, including vacant units.
• Complete tasks assigned by the Service Manager.
