Description

Our national multi-family management company seeks an experienced Assistant Service Manager with a "Whatever it Takes" attitude to oversee the physical property, general maintenance repairs, apartment make-ready, preventative maintenance, and construction/rehabilitation projects for an apartment community. The ideal candidate must also handle groundskeeping and pool duties as needed.

Job Summary

This position, along with the Lead Maintenance Technician, is responsible for overseeing the physical property, general maintenance repairs, apartment make-ready, preventative maintenance, and construction/rehabilitation projects for an apartment community. Must be able to handle groundskeeping and pool duties as needed.

REPORTS TO: Community Manager and Lead Maintenance Technician

Essential Functions

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. Respond to resident/management requests and work orders, identify and correct hazardous property conditions, perform preventative maintenance on equipment and units, and prepare vacant apartment units for move-in.

  • Respond to resident/management requests and work orders.
  • Identify and correct hazardous property conditions that could place the property in a liable position.
  • Perform preventative maintenance on equipment and units.
  • Prepare vacant apartment units for move-in.

Required Education And Training

  • High school diploma or equivalent.
  • Two (2) years of multi-family experience or equivalent combination of education, training, and experience demonstrating the ability to perform the duties of this position.

Knowledge, Skills, And Abilities

  • Ability to handle plumbing repairs, tile work, HVAC equipment, appliance repair, carpentry repairs, electrical repair, and all facets of apartment make-ready.
  • Ability to operate most common maintenance tools including key machine, augers, ampere meter, volt meter, recovery machine, manifold gauges, and others listed.
  • Must apply common sense and understanding to carry out instructions and plans.
  • Excellent interpersonal skills for interacting with residents, vendors, contractors, employees, and clients.
  • Ability to read and write in English for reading diagrams, meters, instructions, and writing reports.
  • Basic knowledge in compressor diagnosis, appliance repair, fire sprinklers, and irrigation systems.
  • Knowledge of OSHA requirements and local, city, and state ordinances.
  • Own hand tools are required.

Qualifications

  • HVAC/Freon Recovery certification or ability to become certified within 6 months.
  • Training in household repairs, plumbing, and mold detection/resolution preferred.
  • Certified Apartment Maintenance Technician (CAMT) preferred.
  • Required certifications/permits for city or state (e.g., pool operations).
