Join us as an Assistant Service Manager at AOG Living

Our national multi-family management company is seeking an experienced Assistant Service Manager with a "Whatever it Takes" attitude. This role involves overseeing the physical property, general maintenance repairs, apartment make-ready, preventative maintenance, and construction/rehabilitation projects within an apartment community. The candidate must also be capable of handling groundskeeping and pool duties as needed.

Job Summary

Alongside the Lead Maintenance Technician, this position is responsible for managing the physical property, maintenance repairs, and various projects. The role requires handling groundskeeping and pool duties when necessary.

Reports To: Community Manager and Lead Maintenance Technician

Essential Functions

• Respond to resident and management requests and work orders.
• Identify and correct hazardous property conditions to mitigate liability.
• Perform preventative maintenance on equipment and units.
• Prepare vacant apartments for new residents.

Required Education and Training

• High school diploma or equivalent.
• At least two (2) years of experience in multi-family property maintenance or an equivalent combination of education, training, and experience.

Knowledge, Skills, and Abilities

• Proficiency in plumbing, tile work, HVAC, appliance repair, carpentry, electrical repairs, and apartment make-ready processes.
• Ability to operate common maintenance tools and equipment.
• Strong problem-solving skills and the ability to follow instructions.
• Excellent interpersonal skills for interacting with residents, vendors, contractors, and team members.
• Ability to read and write in English, including reading diagrams and writing reports.
• Basic knowledge of compressor diagnosis, appliance repair, fire sprinklers, and irrigation systems.
• Understanding of OSHA requirements and local regulations.
• Owns and maintains personal hand tools.

Qualifications

• HVAC/Freon Recovery certification or ability to obtain within 6 months.
• Training in household repairs, plumbing, and mold detection/resolution preferred.
• Certified Apartment Maintenance Technician (CAMT) preferred.
• Valid certifications or permits required by local or state authorities (e.g., pool operations).
