Job summary

General Services Corporation in Brandon, FL seeks an Assistant Property Manager to oversee day-to-day operations of our apartment communities, coordinate leasing and maintenance teams, and deliver outstanding customer service to residents and vendors.

You will help manage budgets, occupancy, and resident satisfaction with senior leadership, while overseeing move-ins/outs, rent collections, and regular on-site inspections.

Qualifications

• Minimum of 3 years’ experience in an Assistant Property Management role.
• Strong leadership, organizational, and communication skills.
• Experience planning and maintaining budgets.
• Familiarity with property management software such as MRI, SharePoint, or similar.

Responsibilities

• Assist with all aspects of an apartment community and provide welcoming, excellent customer service to residents, prospects, staff, and vendors.
• Assist with leading, guiding, and supervising leasing and maintenance staff.
• Support budgeting, occupancy, and resident satisfaction goals with senior leadership.
• Collaborate with Marketing to cultivate business plans and marketing strategies.
• Oversee rent collection and work to improve or avoid delinquencies.
• Complete weekly/monthly reports monitoring occupancy and expenses.
• Conduct regular on-site inspections of model units, grounds, and maintenance.
• Manage move-outs and move-ins for efficiency and quality.
• Oversee capital improvement or repair projects with external vendors.
• Lease apartments at optimum rents and minimize vacancies.
• Assist with Leasing Office Operations.

Responsibilities

• Assist with all aspects of an apartment community and provide welcoming and excellent customer service to residents, prospects, staff, and vendors.

• Partner with the support of senior leadership to maintain monthly, quarterly, and annual budgets, occupancy, and resident satisfaction goals.
• Collaborate with Marketing and your team to cultivate business plans and marketing strategies.
• Oversee rent collection and seek out opportunities to improve or avoid delinquencies by monitoring high-balance accounts.
• Complete weekly and monthly reports while monitoring occupancy, expenses, and delinquencies.
• Conduct regular on-site inspections of model units, grounds, and maintenance.
• Manage the efficiency and quality of move-outs and move-ins.
• Oversee capital improvement and or repair projects with external vendors while communicating with staff, leadership, and residents when appropriate.
• Leasing apartments at optimum rent levels and keeping vacancies to a minimum
• Assist with Leasing Office Operations

Requirements

• Minimum of 3 years’ experience in an Assistant Property Management role, preferably with a conventional apartment community or communities.
• Strong leadership, organizational, and communication skills, ability to multitask,
• Proficiency with planning and maintaining budgets.
• Systems knowledge to include Microsoft 360, SharePoint, MRI or other Property Management Software.
• A willingness to learn, grow professionally, and work collaboratively with a team.
