Job summary

General Services Corporation in Charleston, SC, seeks a Property Manager to direct a 400+ unit apartment community. You will lead leasing and maintenance teams, partner with senior leadership on budgets, occupancy, and resident satisfaction, and collaborate on marketing strategies to drive occupancy.

The role requires strong leadership, budget management, and excellent communication with residents and vendors.

Qualifications

• 3+ years of experience as a Property Manager in multifamily or similar communities.
• Strong leadership, organizational, and communication skills; bilingual preferred.
• Proficiency in budgeting, reporting, and vendor coordination.

Responsibilities

• Direct all aspects of an apartment community and deliver welcoming customer service to residents, prospects, staff and vendors.
• Lead leasing and maintenance staff and supervise teams.
• Collaborate with senior leadership to maintain budgets, occupancy and resident satisfaction goals.
• Oversee rent collection and work to reduce delinquencies; monitor high-balance accounts.
• Prepare weekly/monthly reports on occupancy, expenses and delinquencies.
• Conduct on-site inspections of model units, grounds, and maintenance.
• Manage move-outs/move-ins and coordinate capital projects with vendors.

Responsibilities

Direct all aspects of an apartment community and provide welcoming and excellent customer service to residents, prospects, staff, and vendors.

• Lead, guide, and supervise leasing and maintenance staff as they serve residents of the GSC Apartment Community.
• Partner with the support of senior leadership to maintain monthly, quarterly, and annual budgets, occupancy, and resident satisfaction goals.
• Collaborate with Marketing and your team to cultivate business plans and marketing strategies.
• Oversee rent collection and seek out opportunities to improve or avoid delinquencies by monitoring high-balance accounts.
• Complete weekly and monthly reports while monitoring occupancy, expenses, and delinquencies.
• Conduct regular on-site inspections of model units, grounds, and maintenance.
• Manage the efficiency and quality of move-outs and move-ins.
• Oversee capital improvement and or repair projects with external vendors while communicating with staff, leadership, and residents when appropriate.
• Strong team building knowledge

Requirements

• Must have a minimum of 3 years’ experience as a Property Manager, multifamily role, preferably with a conventional apartment community or communities.
• Strong leadership and employee relations, organizational, and communication skills, bilingual preferred, ability to multitask.
• Proficiency with planning and maintaining budgets and other various reports, communicate with vendors, inspect property.
• Systems knowledge to include Microsoft 360, SharePoint, MRI or other Property Management Software.
• A willingness to learn, grow professionally, and work collaboratively with a team and leadership.

Target candidates should have demonstrated success managing large (400+ unit) conventional, market-rate apartment communities with strong financial and operational performance.
