Avenue5 Residential is seeking an Assistant Property Manager for a Richardson, TX property to support the property manager in daily operations and ensure outstanding resident experiences.

You will oversee lease administration, reporting, and vendor contracts, coordinating maintenance and safety across the property while delivering exceptional service to residents, associates, and owners. This role offers growth within Avenue5’s supportive culture.

Qualifications

• High school diploma required; bachelor’s preferred.
• Two to three years of property management experience.
• Knowledge of resident rental lifecycle activities.
• Real estate license preferred or may be required in some locations.
• Experience with Yardi Voyager or similar system preferred.
• Proficiency with MS Office.
• Strong interpersonal and communication skills.
• Valid driver’s license with clean record.

Responsibilities

• Assist the property manager in day-to-day operations, ensuring resident satisfaction.
• Maintain accounts receivable including collecting rent, posting rent, deposits, and rent roll.
• Prepare daily, weekly, and monthly financial and leasing reports.
• Audit lease records and notices; manage expirations and delinquencies.
• Process evictions and related paperwork.
• Lease apartments as needed.
• Inspect buildings for safety and cleanliness; coordinate maintenance.
• Handle move-ins, move-outs, and lease renewals.
• Train staff on leasing, traffic entry, marketing, and office operations.
• Maintain routine correspondence and resident communications.
• Assist with resident relations and problem resolution.
• Operate property in absence of the property manager.
