Job summary

Stream Realty Partners in Irvine seeks an Assistant Property Manager to deliver first-class property management services and assist a Property Manager in overseeing a portfolio of commercial office properties.

Primary duties include resolving building operations issues, coordinating with vendors, handling tenant relations, scheduling work, and supporting monthly financial reporting and budgeting processes.

Qualifications

• Bachelor’s degree preferred.
• 2+ years of experience in commercial property management preferred.
• Strong verbal and written communication skills; professional tenant/vendor communication.
• Experience with real estate software (Yardi or MRI, Kardin, AvidXchange, IMPAK, or similar).
• Basic accounting knowledge and skills.
• Good organizational skills and attention to detail.
• Ability to multitask and proficient with Microsoft Excel and Word.
• Desire to learn and grow in Stream’s property management department.

Responsibilities

• Work with Property Managers to resolve building/operations issues.
• Coordinate with vendors to ensure service contracts and compliance.
• Assist with vendor contracts as appropriate.
• Ensure adherence to owners’ policies; comply with codes and regulations.
• Handle phone calls, callers, and rent payment follow-up.
• Receive work orders and coordinate with technicians/vendors.
• Schedule building activity and verify insurance.
• Assist in monthly reporting packages and financial reports.
• Assist in annual operating and capital budgets and operating expense reconciliations.
• Coordinate insurance procurement, electricity procurement, and real estate tax review processes.
• Ensure lease compliance and coordinate marketing and construction needs.
• Assist in planning tenant events with the management team.
