Job summary

ABC Management seeks an Assistant Property Manager to support the operational and financial performance of a property. Responsibilities include occupant retention, HUD/Tax Credit recertifications, and handling resident services and maintenance requests.

You will conduct property inspections, ensure timely reporting, and maintain curb appeal while adhering to company policies and Fair Housing laws. Training on OneSite and regulatory compliance is provided.

Qualifications

  • High School Diploma or GED required; some college beneficial.
  • 1–3 years of experience in property management or related field preferred.
  • COS and TCS certifications are beneficial for Affordable Housing sites; driver’s license required.
  • Computer literacy required; OneSite experience helpful but not mandatory.

Responsibilities

  • Maintain property occupancy by retaining residents and processing move-in applications.
  • Administer HUD/Tax Credit recertifications and annual recertifications as needed.
  • Provide customer service to residents and respond to service requests.
  • Answer phones and communicate with residents/applicants; ensure timely reporting.
  • Inspect property and vacant units to maintain curb appeal and compliance with policies.
  • Attend court proceedings when necessary and assist other properties as needed.
  • Complete internal training for OneSite navigation, moves, rents, and certifications.

ASSISTANT PROPERTY MANAGER JOB DESCRIPTIONJob SummaryAn Assistant Property Manager is responsible for helping to achieve all operational and financial aspects of a property and meeting company goals in those areas. Results are achieved by facilitating the optimum performance of the property in areas such as personnel management, leasing, collections, resident services, maintenance, revenue enhancement, capital improvements, information reporting and compliance with all applicable laws and company policies. This position operates within and contributes to an environment in compliance with Fair Housing laws and Equal Employment Opportunity.Responsibilities:Maintain property occupancy by effectively retaining residents and processing applications for Move In’s.Administer HUD/Tax Credit recertification’sProvide customer service to residentsProcessing service requests.Answering phones/making calls to residents and applicants.Ensure that all property reporting is completed in a timely mannerMaintain curb appeal by walking/inspecting property and vacant units.Ensure company policies and procedures are met.Attend court proceedings, as necessary.Assist other properties, as necessary.Completion of internal training for One-Site – Navigation and Prospects, Move-ins and Rents, Move-outs.Completion of internal training for Affordable Housing: One-Site – Navigation of Receipts and Waitlists, Certifications and Charges.Completion of internal training for Fair Housing Regulations, Sexual Harassment and Drug Free Workplace.Other responsibilities as assigned/needed.QualificationsEducation: High School Diploma/GED required; some college beneficialWork Experience: 1-3 years of experience required.Licenses/Certifications: COS (beneficial for Affordable Housing), TCS (beneficial at Tax Credit site) and valid driver’s license required.Computer literacy required, Onesite Property Management Software beneficial but not required, and Microsoft Outlook/Excell/Word experience required.Good Customer Service skills requiredWorking Conditions:Work is typically performed in a normal office environment with moderate noise level. Walking is required for property tours, inspections and incident investigations which may expose employees to weather conditions. It may be necessary to lift weights up to 20 pounds when filing or receiving office supplies.
