Shelter Corporation is seeking an Assistant Property Manager to aid the Property Manager in daily operations of assigned communities. You will handle financial administration, compliance, leasing support, and resident relations to ensure consistency across leasing, collections, and compliance functions.

You will support daily office operations, process rent payments, manage delinquency, and assist with certifications, move-ins/move-outs, and occupancy goals.

Qualifications

  • High school diploma or equivalent required.
  • 1+ years of affordable housing experience.
  • 1+ years HUD experience in project-based Section 8 compliance.
  • Experience with leasing, collections, and compliance processes.
  • Experience with Yardi or similar property management systems preferred.

Responsibilities

  • Support daily operations and ensure consistent coverage.
  • Process rent payments and maintain resident ledgers.
  • Manage delinquency, notices, and payment plans.
  • Assist with eviction processes and monthly financial reporting.
  • Support compliance with LIHTC, HUD, and Section 8 program requirements.
  • Process certifications and maintain audit-ready resident files.
  • Process applications, leases, move-ins, and move-outs.
  • Support leasing efforts, follow-ups, and occupancy goals.
  • Respond to resident concerns and assisting with conflict resolution.
  • Coordinate with maintenance on work orders and unit turns.
  • Track work orders and supporting vendor coordination as needed.
  • Maintain accurate records within property management systems.
  • Assist with reporting on occupancy, delinquency, and compliance metrics.
  • Support team training and reinforcing operational expectations.
  • Performing additional duties and special projects as assigned.

Position Summary & Primary Responsibilities

The Assistant Property Manager supports the Property Manager in the daily operations of assigned communities, including financial administration, compliance, leasing support, and resident relations. This role serves as a key operational partner and ensures consistency across leasing, collections, and compliance functions.

In addition, this position is responsible for the following:

  • Supporting daily office operations and ensuring consistent coverage
  • Assisting with workflows, policies, and acting in the Real Estate Manager role as needed
  • Processing rent payments and maintaining accurate resident ledgers
  • Managing delinquency, notices, and payment plans in alignment with company policy
  • Assisting with eviction processes and monthly financial reporting
  • Supporting compliance with LIHTC, HUD, and Section 8 program requirements
  • Processing certifications and maintaining audit-ready resident files
  • Processing applications, leases, move-ins, and move-outs
  • Supporting leasing efforts, follow-ups, and occupancy goals
  • Responding to resident concerns and assisting with conflict resolution
  • Ensuring timely communication and delivery of notices
