Gates Hudson is seeking an Assistant Property Manager to support operations, budgeting, and resident relations at one of our multifamily communities in Newport News, VA. You will work closely with the Property Manager to ensure policy compliance, financial accuracy, and a high-quality resident experience.

Qualifications

• Two or more years of experience in property management, leasing, or related multifamily housing roles.
• Strong customer service and communication skills.
• Attention to detail and ability to manage multiple priorities.
• Working knowledge of Fair Housing, ADA, FCRA, and multifamily regulations.
• Ability to work independently and as part of a team.

Responsibilities

• Support day-to-day property operations in accordance with company policies and applicable laws.
• Supervise and train onsite staff as directed.
• Conduct move-in and move-out inspections.
• Ensure consistent policy implementation.
• Address resident questions, concerns, and escalations in a timely and professional manner.
• Review notices to vacate and support retention efforts.
• Welcome prospects, conduct tours, and handle leasing paperwork as needed.
• Assist with preparation of the annual budget and monitor expenses throughout the year.
• Process, approve, and submit invoices for payment.
• Maintain and reconcile petty cash.
• Track monthly variances and prepare narratives.
• Communicate with vendors regarding scheduling, billing, COIs, and performance.
• Ensure use of approved vendors and adherence to budget guidelines.
• Perform additional duties as assigned.
• Work weekends as needed.

What You'll Do
