Essential Functions
Resident Experience Management
- Open the office each morning per Standard Operating Procedures, ensuring readiness of common areas and amenities
- Build rapport with Residents and Prospects, providing personalized service aligned with Fair Housing standards
- Monitor community curb appeal through daily walks to meet condition standards
- Manage move-in and move-out details with the Resident Experience Team and Maintenance
- Ensure apartments meet quality and cleanliness standards for new residents
- Organize and attend Resident social events and activities
- Address Resident questions, service requests, feedback, and complaints; assist with lease renewals and conflict resolution
- Aim to achieve high Resident satisfaction through surveys and online reviews
Leasing
- Support overall occupancy through renewal and referral efforts, maintaining accurate unit availability records
- Demonstrate proficiency in leasing activities including showings and closing
- Assist with touring prospects when needed
- Prepare and execute leases in accordance with company standards, collecting necessary fees and deposits
Operations and Administrative
- Record activities in management software (lease signings, rent, maintenance requests, etc.)
- Send monthly Resident invoices and process rent payments
- Manage lease renewals and move-out inspections
- Conduct monthly audits for compliance (pets, deposits, insurance)
- Coordinate collections and troubleshoot account issues
- Update communication policies as needed
- Report property issues to management
- Assist with marketing and community outreach efforts
