Job description

Title: Assistant Property Manager

Reports To: Property Manager

Essential Function: To assist the Property Manager in managing the day-to-day operations of the community.

Responsibilities: Under the supervision of the Property Manager, duties include, but are not limited to:

  1. Greeting prospects and qualifying prospective residents.
  2. Answering the phone cheerfully and professionally to schedule appointments.
  3. Touring models, preparing units, closing sales.
  4. Assisting with posting rent, notices, and administrative duties.
  5. Preparing monthly newsletters and creating flyers and resident correspondence.
  6. Marketing efforts, including building relationships with agencies, employers, and attending industry functions.
  7. Processing residency applications, explaining fees, determining move-in details, and managing lease documentation.
  8. Understanding rental applications, lease agreements, and competitors' offerings.
  9. Preparing weekly traffic reports and following lease renewal processes.
  10. Communicating service requests to maintenance, following up, and documenting completion.
  11. Ordering office supplies and sharing exterior maintenance duties, including groundskeeping and pool maintenance.
  12. Ensuring the cleanliness and safety of public areas and pool facilities.
  13. Maintaining signage, preparing refreshments, and providing courteous service to residents and prospects.
  14. Accepting rental payments and filling in for Property Manager or Leasing Consultant as needed.
  15. Following owner and management procedures.

Qualifications: Computer and word processing skills required; ability to work at least 40 hours/week, including weekends as needed.

Physical Requirements: Standing, walking, sitting, bending, climbing stairs, reaching, and physical lifting (over 25 lbs. rarely, under 10 lbs. constantly). Detailed descriptions of physical activities included.

Vision, Hearing, and Speaking Requirements: Constant need for visual acuity for reading, reviewing, and inspecting; frequent to constant use of hearing and speaking for communication.

Driving Requirements: Frequent use of personal transportation, valid driver’s license, and insurance required.

Working Environment: Mostly indoors, with outdoor conditions; exposure to various chemicals and environmental factors.

Reasoning Development: High-level logical thinking required for problem-solving, data analysis, and effective communication with diverse groups.
