We are seeking experienced Assistant Managers for a 210-unit Class A community in Anderson, SC. Ideal candidates have multi-family industry experience, strong accounting and leasing skills, and excellent customer service abilities.

Job Summary

The Assistant Property Manager is responsible for rent collection and posting, delinquency management, move-out procedures, monthly reporting, resident services, and leasing. They assist the Property Manager with property operations and ensure compliance with company policies and laws.

Essential Duties and Responsibilities
  1. Post monthly rent, application fees, deposits, and collections promptly into the company platform.
  2. Perform leasing duties, including lease renewals.
  3. Handle collection of dues after move-outs due to damages or cleaning charges.
  4. Contact delinquent residents via letters and in person to recover payments, aiming for $0 due by month-end.
  5. File eviction paperwork and attend court proceedings.
  6. Update occupancy status in the computer system for vacating residents.
  7. Prepare month-end reports, including occupancy and accounting reports, and process SODA.
  8. Stand in for the Property Manager when unavailable.
  9. Adhere to all company policies, including safety and Fair Housing regulations.
  10. Perform other duties as assigned.
Qualifications and Skills
  1. Minimum 2 years of experience as an assistant property manager in multi-family housing.
  2. Knowledge of property management platforms (e.g., Yardi, Entrata, Yieldstar, CRM) preferred.
  3. Experience with property accounting, rent collection, eviction processes, and delinquency management.
  4. Strong attention to detail and customer service skills.
  5. Excellent verbal and written communication, relationship-building skills.
  6. Ability to multitask in a fast-paced environment.
  7. Valid driver’s license and insurance may be required depending on the property.
Environmental and Physical Demands

This role involves constant walking, standing, and sitting; climbing stairs; occasional bending, kneeling, and lifting less than 10 lbs (occasionally over 10 lbs). It requires good sensory skills, the ability to communicate effectively, and work indoors and outdoors in moderate noise levels. Exposure to chemicals and fumes is possible.
