High growth real estate firm and property management company is seeking an Assistant Property Manager (APM) to join its team. The APM is responsible for supporting daily operations, supporting leasing activities, supporting maintenance functions and assisting the Property Manager with the financial performance of the asset. They will achieve this through a focus on excellent customer service, attention to detail, executing operational best practices and a desire to be a part of a best-in-class team.
Key Responsibilities
Leadership & Management
- Represent and promote core values of SPS Partners
- Be the example by demonstrating a positive attitude and professional behavior
- Responsible for seeking educational opportunities and self-improvement for personal growth and development
- All other duties and responsibilities as assigned by the Property Manager
- Responsible for collection of delinquent rents and noticing residents
- Efficient and timely processing of all required forms, reports and related information
- Support the implementation of business plans and annual budgets as developed by the Property Manager
- Setting up vendors and processing invoices in a timely manner
Administrative
- Ensure units are compliant with all company policy and procedure, as well as applicable regulations
- Ensure all unit, move-in, move-out and other leasing data is entered into the property management software system
- Support the Property Manager during Weekly and Monthly ownership and investor reporting
Leasing & Resident Retention
- Support all leasing functions including; prospect follow-up, tours, outreach marketing, and assisting with application and lease process
- Work with Property Manager to ensure asset maintains brand standards including property presentation and associate appearance
- Perform Move-In Orientations
Maintenance & Vendor Relations
- Work with maintenance team to ensure quick response time and resolution to all resident complaints and work orders and that proper follow-through is completed
- Manage unit inspections and deliver violation notices (as needed)
- Routinely walk vacant units and applicable property grounds, maintaining curb appeal standards
- Manage common area cleaning vendor along with in house maintenance team and turn vendors (as needed) to ensure properties and units are show ready
Qualifications
- Bachelor’s Degree preferred.
- 1 – 3 years experience in Property Management roles with working knowledge of real estate, fair housing laws and operations practices
- Demonstrated flexibility, superior problem-solving skills, and the ability to multi-task is a must
- Excellent people skills. Professional communication practices in person and electronically with residents and team members
- Knowledge of Entrata and Microsoft Office preferred
- Valid driver’s license, auto insurance and reliable transportation are required
Benefits & Compensation
- Salary range $50,000 – $60,000 (based on qualifications and experience)
- Eligible for quarterly and annual bonuses
