Job Overview

Under the supervision of the Property Manager, the Assistant Property Manager assists in day-to-day operations. Responsibilities include ensuring satisfactory cash flow, maintaining the property to Avita standards, and ensuring customer satisfaction.

Compensation and Schedule

Starts at $26/hour

Schedule: Monday through Friday, 8:50 am - 6:30 pm (off weekends)

Job Duties
  1. Manage office and teams in the absence of the PM, including handling all monies and ensuring daily bank deposits.
  2. Show apartments, process applications, and ensure proper completion and renewal of lease agreements.
  3. Coordinate move-ins and move-outs.
  4. Maintain confidentiality of resident files and data.
  5. Post rent, prepare bank deposits, and handle late notices and lease renewal letters.
  6. Assist with eviction processes following legal procedures.
  7. Prepare weekly traffic and renewal reports.
  8. Update advertising files and inspect vacated apartments for security deposit disposition.
  9. Train new employees as needed.
  10. Ensure accurate collection and recording of resident payments.
  11. Participate in resident relations and retention activities.
  12. Address resident complaints promptly and professionally.
  13. Provide excellent customer service to residents and prospects.
Additional Responsibilities
  1. Attend required training sessions.
  2. Drive company vehicles as needed.
  3. Supervise in the absence of the Community Director.
  4. Perform other duties as assigned.
Skills, Education, and Experience
  • At least 1 year of leasing experience required.
  • Experience with affordable housing preferred but not mandatory.
  • Ability to interpret technical procedures and regulations related to the multifamily industry.
  • Basic accounting skills, including commissions and discount calculations.
  • Strong supervisory, customer service, and sales skills preferred.
  • Organizational, multitasking, communication skills, attention to detail, and basic computer skills.
  • Must pass background check, drug screen, and possess a valid Driver's License without restrictions.
