Real Projectives in Laurel, MD seeks an Assistant Project Manager to support project managers across tenant improvements, renovations, and new development within the DMV region. Job description

JOB TITLE: Assistant Project Manager - DMV Area (Washington, DC, Maryland and Northern Virginia)

REPORTS TO: Team Leader, Project Services

SUPERVISES: Not direct supervisory position although will oversee and coordinate outside vendors.

Candidates must reside in or be willing to work within the Washington, DC, Maryland, and Virginia (DMV) region.

SUMMARY

In this role you will support project managers to successfully complete multiple project engagements ranging from tenant improvements (TI) to renovations to new development. The focus of this job is on producing high quality, detailed work based on established standards, guidelines, and procedures. Precise, consistent work output and effective prioritization is essential while completing tasks that include the following:

PRIMARY RESPONSIBILITIES
  • Assistproject managers to plan,executeand controlprojects.
  • Maintain project financial trackerspreadsheet.
  • Coordinate and attend project meetings and site visits; prepare respectiveminutes/notes.
  • Review progress documentation,compileand distribute comments, and track responses.
  • Observe work completed and help teammaintainquality.

ADDITIONAL RESPONSIBILITIES
  • Supportestablishing, creating, andmaintainingproject schedules and budgetsto reflectlatestcommitments, invoices, payments, and projections.
  • Track task lists andprioritizeactionitems.
  • Prepare monthly internal and client project status reports andevaluations.
  • Support project team with due diligence review, status of entitlements, approvals/permits.
  • Helpidentify, evaluate, and select project team ofconsultants;reviewproposals.
  • Communicate issues with project teams to ensure owners, designers, consultants, and contractors are appropriatelyinformed.
  • Support preparation and distribution of bid packages; evaluatebidsreceived.
  • Evaluatecontractor/vendor, products, services, andalternatives.
  • Help draft contractor/vendor contracts, agreements, and purchaseorders.
  • Track the submittals and RFI processes to adviseteamwhere attentionneeded.
  • Receive and code project invoices, applications for payment, and supportingdocumentation.
  • Compile monthly funding/draw packages&work with owner/lender to get invoicespaid.
  • Track and evaluate change requests and changeorders.
  • Attendinganddocumentconstructionprogressmeetings.
  • Track construction inspections, testing, commissioning,and use/occupancyapprovals.
  • Identifyand createpunch listsand ensuresatisfactorycompletion.
  • Expedite preparationand collectionof as-builts, warranties,andclose outdocumentation.
  • Directly oversee certain smaller renovation/TI projects and/or manage portions of large projects as experience and skillsenable.
  • Helpprojectteam to estimate and prepare proposals for new engagementasneeded.
  • Assist as requested with corporate initiatives to improve the way that we do business.
  • Seek opportunities to network and attend industry events to promote our brand and help us grow.
  • Contribute to team effort by performing other duties when requested.
EDUCATIONAL REQUIREMENTS
  • Bachelor's degree in construction, building engineering, real estate, or architecture preferred or in another field subject to equivalent work experience.
  • Record of continuous learning.
LOCATION

Will be based out of Company’s office in Laurel, Maryland. Local travel using own auto and some national travel expected.

SALARY

Base salary range starting from $70,000 annually. Compensation will be salary commensurate with experience. Potential bonuses based on personal contributions to Company performance.
