Job summary

Real Projectives in Colorado is seeking an Assistant Project Manager to support project managers in completing multiple engagements from TI to renovations. You will produce high quality, detailed work following established standards and procedures, prioritizing tasks effectively.

Responsibilities include planning, scheduling, tracking budgets and invoices, coordinating meetings, preparing minutes, reviewing progress, ensuring quality, and assisting with vendor contracts and proposals as needed.

Qualifications

  • Bachelor's degree preferred in construction, real estate, or architecture, with equivalent work experience.
  • Proficiency with Microsoft Office (Windows, Outlook, Word, Excel, PowerPoint) and file sharing platforms.
  • Fluent in English, both written and spoken.

Responsibilities

  • Assist project managers to plan, execute and control projects.
  • Maintain project financial tracker and monitor budgets.
  • Coordinate meetings and site visits; prepare minutes and notes.
  • Review progress docs, track responses, and forecast outcomes.

JOB TITLE: Assistant Project Manager REPORTS TO: Team Leader, Project Services

SUPERVISES: Not direct supervisory position although will oversee and coordinate outside vendors.

Remote: Colorado (Candidates must reside within the state of Colorado.)

SUMMARY:

In this role you will supportprojectmanagers to successfully complete multiple project engagementsranging from tenant improvements (TI) to renovations to new development.The focus of this job is on producing high quality, detailed work based on established standards,guidelines, and procedures. Precise, consistent work outputand effective prioritizationis essentialwhilecompleting tasks that include the following:

PRIMARY RESPONSIBILITIES:
  • Assistproject managers to plan,executeand controlprojects.
  • Maintain project financial tracker spreadsheet.
  • Coordinate and attend project meetings and site visits; prepare respective minutes/notes.
  • Review progress documentation, compile and distribute comments, and track responses.
  • Observe work completed and help team maintain quality.
  • Review and analyze project information to best forecast delivered outcomes.
  • Facilitate effective communications among internal and external project team members.
  • Identify and track issues to help resolve challenges and avoid adverse claims.
  • Travel to sites and observe work progress to maintain timely project knowledge.
ADDITIONAL RESPONSIBILITIES:
  • Support establishing, creating, and maintaining project schedules and budgets to reflect latest commitments, invoices, payments, and projections.
  • Track task lists and prioritize action items.
  • Prepare monthly internal and client project status reports and evaluations.
  • Support project team with due diligence review, status of entitlements, approvals/permits.
  • Help identify, evaluate, and select project team of consultants; review proposals.
  • Communicate issues with project teams to ensure owners, designers, consultants, and contractors are appropriately informed.
  • Support preparation and distribution of bid packages; evaluate bids received.
  • Evaluate contractor/vendor, products, services, and alternatives.
  • Help draft contractor/vendor contracts, agreements, and purchase orders.
  • Track the submittals and RFI processes to advise team where attention needed.
  • Receive and code project invoices, applications for payment, and supporting documentation.
  • Compile monthly funding/draw packages & work with owner/lender to get invoices paid.
  • Track and evaluate change requests and change orders.
  • Attending and document construction progress meetings.
  • Track construction inspections, testing, commissioning, and use/occupancy approvals.
  • Identify and create punch lists and ensure satisfactory completion.
  • Expedite preparation and collection of as-builts, warranties, and close out documentation.
  • Directly oversee certain smaller renovation/TI projects and/or manage portions of large projects as experience and skills enable.
  • Help project team to estimate and prepare proposals for new engagement as needed.
  • Assist as requested with corporate initiatives to improve the way that we do business.
  • Seek opportunities to network and attend industry events to promote our brand and help us grow.
  • Contribute to team effort by performing other duties when requested.
EDUCATIONAL REQUIREMENTS:
  • Bachelor's degree in construction, building engineering, real estate, or architecture preferred or in another field subject to equivalent work experience.
  • Record of continuous learning.
EXPERIENCE:
  • Experience in construction or real estate industry preferred.
SKILLS & ABILITIES:
  • Proficient at using computers and software including Microsoft Windows, Outlook, Teams, Word, Excel, & PowerPoint, as well as various internet browsers.
  • Familiarity with online project and file platforms such as Dropbox, Procore, Fieldwire, E-Builder, etc. desirable.
  • Effective organizational and time management skills.
  • Fluent in spoken and written English language.
  • Valid driver's license with ability to safely operate a vehicle.
PHYSICAL REQUIREMENTS:
  • This position frequently works in an office environment and sits at a desk for extended periods of time and requires dexterity to operate general office equipment.
  • The person in this position will frequently communicate with peers, managers, subordinates, and clients, and must be able to exchange accurate and timely information in these situations.
  • This position may require frequent walking, bending, kneeling, standing, climbing and reaching, and will require sitting for extended periods of time.
  • This position will occasionally traverse construction sites where the terrain may be uneven.
  • The person in this position may occasionally travel via personal vehicle regionally and via commercial transportation nationally.
  • The person in this position may need to occasionally lift and carry up to 25 lbs.
HOURS:

The position will be full-time, at-will employment. General work hours will be as needed. Additional work hours beyond standard workdays, including evenings and weekends, may be required.

LOCATION:

Colorado (Remote/Hybrid). Candidates must reside in Colorado and be available for occasional in-person meetings, client engagements, and project-related travel as needed.

SALARY:

Base salary range starting from $65,000 annually. Compensation will be salary commensurate with experience. Potential bonuses based on personal contributions to Company performance.
