Job summary

Avenue5 Residential is seeking an Assistant Maintenance Supervisor to oversee day-to-day maintenance operations and ensure compliance with company policies and local, state, and federal regulations at the assigned property.

Responsibilities include electrical, plumbing, HVAC and carpentry work, proactive maintenance, safety adherence, and daily inspections. You will mentor the team, manage work orders, and support on-call emergencies while upholding excellent resident service.

Qualifications

• High school diploma or equivalent required.
• Minimum two years of experience in property management or related field.
• General maintenance and carpentry skills.

Responsibilities

• Perform maintenance repairs (electrical, plumbing, appliances, flooring, carpentry, HVAC) per guidelines.
• Carry out carpentry tasks (wallboard, cabinet replacement, finish carpentry, door/lock, tile).
• Proactive preventative maintenance (siding, painting, lighting, sprinklers, elevators).
• Maintain work order system and ensure timely completion to satisfy residents.
• Daily site inspections and safety/risk management adherence.
• Assist with emergencies (snow, fires, floods) and after-hours on-call coverage.
• Mentor maintenance team and ensure professional conduct and appearance.
