The Assistant Maintenance Supervisor supports the Maintenance Supervisor with directing and administering the maintenance program and acts as the Maintenance Supervisor in their absence. The Assistant Maintenance Supervisor is responsible for performing repairs, troubleshooting, and performing preventive maintenance to their property. The Assistant Maintenance Supervisor maintains and improves operating conditions, appearance, quality, and physical integrity of the property and all building systems.
Essential Job Functions
- Performs all maintenance duties and responsibilities incumbent upon a maintenance mechanic including carpentry, masonry, painting, heat and air conditioning, appliances, exterminating, plumbing, electrical, swimming pool maintenance, cleaning and reading plans and drawings.
- Maintains awareness of physical condition of property throughout the property and interior of units. Immediately corrects unsafe conditions. For example, broken gates leading to the pool, broken steps, open holes, broken/burned out exterior lights.
- Inspects vacant units, buildings, grounds, and common areas periodically.
- Schedules, controls, and maintains accurate records regarding preventive maintenance, service requests (received and completed), expenditures, apartment make-ready status, work-in-progress, etc.
- Assists in keeping grounds neat and free of litter. Rakes, sweeps, shovels, and plows, as circumstances warrant.
- Maintains or monitors tools and mechanical parts such as pool pumps, motors and controls, chemicals, etc.
- Maintains or prevents liability with amenities such as fitness center, playground, pools, dog parks, etc.
- Ensures all make-ready repairs and services are completed to PRG Standards and on schedule.
- Changes locks and make keys.
- Transfers heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant.
- Assists in moving abandoned furniture, appliances, etc., to dumpster when necessary.
- Maintains adequate inventory of spare parts and maintenance materials to handle most common repairs and situations.
- Performs maintenance tasks personally or delegate to technicians. Oversee and occasionally inspect work performed by technicians.
- Schedules after hours on call maintenance employees (if applicable) with Property Manager ensuring maintenance is available for emergency responses, 24 hours a day, seven days a week.
- Follows Company purchase order system when purchasing supplies or services.
- Reports all major repairs and requisitions to Property Manager prior to any expenditure of funds.
- Works with Property Manager and Maintenance Supervisor to determine training needed and assists in training of maintenance employees.
- Performs work area clean up and follows safety policies.
- Schedules and performs minor and routine maintenance on all appropriate equipment on a regular basis. Inspects and maintains all tools and property vehicles in excellent condition.
- Ensures that storage areas and/or utility rooms remain locked and secured when not in use.
- Identifies all utility meter cut-offs, apartment and fixture cut-offs, sewer cleanouts and prepares plans indicating locations.
- Performs other duties and special projects as needed.
- Conducts all business in accordance with Company policies/procedures, Fair Housing, American with Disabilities Act, state & federal laws, OSHA, and all other laws pertaining to housing.
Knowledge, Skills, And Abilities
- Minimum three years of maintenance experience; multifamily industry experience preferred.
- CPO and HVAC certification preferred; Ability and willingness to obtain CPO and HVAC certification required.
- Demonstrated experience of maintenance systems, including inventory control, preventative maintenance, and work order record keeping.
- Demonstrated experience of mechanical systems and equipment including HVAC, landscaping, carpentry, plumbing, painting, hydraulic systems, and electric motors.
- Proficiency in electrical troubleshooting of high and low voltage and the use of diagnostic equipment, including volt/ohm meters.
- Proficiency in plumbing repairs and troubleshooting.
- Proficiency in HVAC system troubleshooting, repairs and replacements.
- Ability to provide technical assistance to other maintenance associates as needed.
- Strong written and verbal communication skills.
- Demonstrated ability to troubleshoot and problem-solve.
- Demonstrated ability to lead and manage staff.
- Ability to see a project through to completion.
- Ability to perform in a busy, changing, multi-tasking work environment.
- Ability to pay close attention to detail and adhere to strict deadlines.
- Valid driver’s license required.
- Floating Positions: Ability and willingness to travel between assigned properties required.
- High School diploma or equivalent experience required.

- Ownership of hand tools preferred.
- Ability to work overtime, evenings, weekends, or holidays as necessary.
- Ability to participate in on-call emergency rotation as necessary.
