Job summary

CWS Apartment Homes is seeking an Assistant Maintenance Director to blend hands-on maintenance with leadership. You will guide the maintenance team, prepare make-ready apartments, and handle service requests while ensuring safety and quality across properties.

The role requires HVAC certifications or related credentials, strong customer service, and the ability to read schedules and communicate effectively with residents and vendors.

Qualifications

• High School diploma or GED (preferred).
• Yardi software experience (preferred).
• EPA, HVAC I & II, CPO and local certifications (required).
• Minimum 1-2 years previous full-time work experience in apartment maintenance or a related trade.
• Possess a valid driver’s license and current automobile insurance (required).
• Own a basic set of hand tools (required).
• Able to read service requests, schedules, and communicate in English.
• Basic computer skills.
• Able to adhere to set and variable work schedule, including weekends and emergencies.
• Able to travel within major metropolitan areas as needed.

Responsibilities

• Lead maintenance team and ensure efficient operations.
• Prepare make-ready apartments and complete service requests.
• Maintain inventory and shop organization; perform common area maintenance.
• Participate in preventative maintenance and resident satisfaction programs.
• Communicate with residents, investors, vendors, and leadership.
• Respond to emergency calls outside normal hours.
