Job summary

Emerge Living is seeking an Assistant Community Manager to help ensure the efficient operation of a multifamily property under the Community Manager. You will handle rent collection and delinquencies, manage resident relations and communications, and support occupancy initiatives.

Responsibilities include qualifying prospects, processing applications, showing apartments, managing renewals, and addressing resident concerns with a proactive service mindset.

Qualifications

• 2+ years of experience in multifamily operations.
• Knowledge of Fair Housing requirements.
• Strong communication and interpersonal skills.
• Proficient with Microsoft Office and community software.
• Positive attitude and ability to handle difficult situations.
• Valid driver's license.

Responsibilities

• Greet and qualify prospects using guest cards in Lead Management Software.
• Assist applicants with applications and deposits per procedures and Fair Housing.
• Manage rental collections, enforce lease terms, track fees, and initiate evictions when needed.
• Keep an updated availability report, process applications, and coordinate with Community Manager.
• Show apartments, close sales, and prepare move-ins with signatures.
• Manage lease renewals, notices, and move-outs, and update property management software.
• Promote resident satisfaction by addressing complaints and requests promptly.
• Follow eviction procedures and assist with court proceedings as needed.
• Complete paperwork for leases, move-ins, and peak periods.
• Take over the Community Manager’s responsibilities when the Community Manager is unavailable.
