Related Affordable is seeking an Assistant Community Manager to support operations for a 137-unit, affordable housing community in Decatur, IL. You will work with the Community Manager on leasing, resident relations, and compliance with HUD/LIHTC requirements.

Role involves accounts-related tasks, vendor coordination, and event planning to foster a safe, welcoming living environment; strong communication and confidentiality are essential.

Qualifications

• Minimum 2 years of property management experience, preferably in affordable housing.
• Familiarity with affordable housing programs (e.g., Project-Based Section 8, LIHTC) and compliance requirements.
• Ability to obtain a leasing license within 120 days of hire.
• Experience with RealPage, OneSite, Yardi, and JD Edwards (or similar PM software).
• Excellent communication and interpersonal skills, with a commitment to customer service.
• Proactive problem-solving mindset with passion for great living experiences.
• Demonstrates confidentiality and professionalism.
• Demonstrates ownership and accountability with attention to detail.

Responsibilities

• Assist in managing leasing activities, marketing efforts, resident recertifications, and general administrative duties to ensure efficient community operations.
• Handle accounts payable and receivable, aid in rent collection, and assist in managing delinquencies to maintain financial health.
• Address resident concerns promptly and professionally, fostering a positive living environment and organizing retention events.
• Ensure adherence to affordable housing program requirements (e.g., HDC, HCR, HUD, LIHTC) by maintaining records and supporting audits.
• Collaborate with maintenance staff to ensure timely and high-quality property upkeep.
• Assist in preparing reports to monitor community performance and identify improvement opportunities.
