Role Overview

The Assistant Community Manager supports the Community Manager in overseeing daily operations and financial functions of the housing community. Key responsibilities include managing rent collections, overseeing property operations, supervising staff, ensuring compliance with policies and regulations, and maintaining resident satisfaction.

Essential Duties & Responsibilities

Financial Management
  • Post all payments and income accurately and timely.
  • Process and reconcile receivables daily.
  • Follow up on bad debts, prepare late notices, contact residents/guarantors, and file evictions.
  • Assist in meeting budgeted revenues and expenses.
  • Post charges, bill utilities, and perform end-of-month reporting.
  • Maintain organized records and audit resident files.
  • Manage move-out charges, security deposits, and refunds.
Personnel Management
  • Attend onsite daily.
  • Hire, train, coach, and develop staff using consistent techniques.
  • Ensure staff compliance with policies and procedures.
  • Implement leasing strategies, promote resident retention, and handle resident concerns.
  • Show, lease, and facilitate resident move-ins.
Administrative Management
  • Provide excellent customer service and monitor maintenance responsiveness.
  • Maintain property appearance and ensure timely repairs.
  • Assist in supervising operational functions and resource management.
Qualifications
  • High School Diploma or Equivalent; Bachelor's preferred, or 2 years industry experience.
  • Proficient in onsite software and basic computer skills.
  • Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regularly stand, sit, communicate, and perform physical tasks including lifting up to 25 lbs.
  • Work may involve outdoor environments, hazardous chemicals, and variable temperatures.

Compensation is based on skills, experience, and certifications, with a comprehensive benefits package including medical, dental, vision, life, 401K, bonuses, and paid time off.

Salary Range: $22 - $26 per hour.
