Job description

About the business

Etude operates in insurance, commercial real estate, and industrials. Our insurance business covers more than 5,000 properties with billions of dollars in insured value. Our real estate business owns approximately $1B of commercial property alongside the Kinder Family Office. Our industrial business is developing a multibillion-dollar, 40-acre steelworks to secure the domestic supply chain for electrical infrastructure.

About the team

We are roughly a 100-person team. We hire high-agency people and give them autonomy, responsibility, and diverse problems to work on. We operate with the intensity of a small company where every person’s work is visible and believe responsiveness is a form of respect. If you’re looking for a place to sharpen your craft alongside people who take their work seriously, you’ll fit right in.

About the Role

This is a hands‑on role for an asset manager who wants to deepen their experience in an operationally intensive asset class. You will manage the performance of an assigned group of stores across revenue, expenses, capital, and reporting, working closely with senior asset management, third‑party operators, and in‑house teams. You will learn the business from the ground up and have visibility into acquisitions, capital planning, and how the platform scales.

We are looking for someone who is analytical, organized, and proactive: someone who can take ownership of their assets, spot issues early, independently solve problems and bring well‑supported recommendations to leadership.

Core Responsibilities
Portfolio Performance & NOI Growth
  • Manage day‑to‑day performance for an assigned pool of stores; support NOI growth through revenue optimization, expense discipline, and targeted capital deployment.

  • Work with third‑party management and/or the revenue management team on street rate strategy, existing customer rate increase (ECRI) cadence, concessions, and move‑in pricing by market.

  • Monitor occupancy (physical and economic), rate per square foot, revenue per available square foot (RevPAF), delinquency, auction activity, and tenant insurance attachment; flag stores drifting off plan and recommend corrective action.

  • Help identify and implement ancillary revenue opportunities (tenant insurance/protection plans, retail, truck rental, boxes, etc.).

Operations Oversight
  • Serve as a day‑to‑day asset management contact for third‑party operators or in‑house operations teams on assigned stores.

  • Review and critically analyze monthly operating reports, P&Ls, variance reports, and KPI dashboards; follow up with operators on performance against budget.

  • Conduct regular property visits and market tours; assess curb appeal, office presentation, condition, staffing, competitor positioning, and local demand drivers.

  • Track store‑level controllable expenses: payroll, R&M, marketing, insurance, utilities, property taxes (including appeals), and professional services.

Budgeting, Forecasting & Reporting
  • Review annual operating budgets and CapEx plans for assigned assets with clear assumptions. Request budget adjustments as necessary.

  • Produce monthly and quarterly asset reporting: performance vs. budget, market commentary, risks, opportunities, and recommended actions.

  • Maintain rolling forecasts and update hold models, valuations, and debt metrics as needed.

  • Contribute to the ongoing improvement of KPI dashboards and reporting templates.

Capital Planning & Value‑Add Execution
  • Maintain the CapEx plan for assigned stores: roof/HVAC/paving lifecycle, security/gate/access technology, climate conversions, office remodels, signage, and efficiency investments.

  • Support underwriting of value‑add projects (expansions, conversions, climate additions, etc.); coordinate execution with construction partners and track results against underwriting.

  • Track ROI on discretionary spend for assigned assets.

Transactions Support
  • Support acquisitions on underwriting inputs: market rents, trade area analytics, competitor supply, CapEx needs, and stabilization path.

  • Assist with operational due diligence and execute takeover plans for new acquisitions, including onboarding into the platform’s reporting, systems, and operating standards.

  • Support hold/sell analyses and disposition activities (data room, tours, Q&A, transition) as needed.

Process & Systems
  • Follow and help refine asset management processes: reporting templates, meeting cadences, variance protocols, and CapEx approval workflows.

  • Work within the technology stack: Claude, PMS (SiteLink, storEDGE, Easy Storage Solutions, Open Unit), revenue management, BI (Power BI / Tableau / Looker), and accounting tools.

  • Document SOPs for recurring tasks.

What Success Looks Like
First 90 Days
  • Learn the assigned portfolio: every store, market, operator, and capital position.

  • Take ownership of the monthly reporting package for assigned stores.

  • Identify near‑term NOI opportunities and bring recommendations to senior asset management.

First 6–12 Months
  • Deliver NOI performance at or above budget on the assigned pool.

  • Run the budgeting and forecasting process for assigned stores with minimal revision.

  • Execute at least one value‑add initiative (ECRI optimization, expense re‑bid, tax appeal, or ancillary revenue rollout) with guidance from senior leadership.

  • Onboard newly acquired stores in your pool into the platform’s reporting and operating standards.

Qualifications
Required
  • 3–5 years of commercial real estate experience, with at least 1–2 years in asset management, portfolio management, property management, or an operator‑side performance role.

  • Self storage experience preferred. Multifamily, hospitality, manufactured housing, or other operationally intensive CRE experience considered.

  • Solid financial modeling skills: Excel‑proficient, comfortable working with operating pro formas, budgets, and hold models.

  • Strong organizational and communication skills; able to manage multiple assets and priorities.

  • Willingness to travel approximately 20–30% to stores and markets across the U.S.

  • Bachelor’s degree in finance, real estate, business, or a related field.

Preferred
  • Experience with self storage PMS platforms (SiteLink, storEDGE, Easy Storage Solutions) and revenue management systems.

  • Experience working with third‑party operators, or at a self storage operator or REIT.

  • Exposure to CRE debt, refinancing analysis, or lender reporting.

  • Familiarity with BI tools, Claude, SQL, or Power Query.

If you don’t have all the qualifications listed, don’t worry! We understand everyone’s career path is unique and still encourage you to apply if you feel this role is aligned with your career trajectory.
