Job summary

Jobtailor is seeking a Facilities Operations leader to oversee preventative maintenance, national programs, and service delivery across hundreds of stores. This role drives efficiency through KPI reviews, budget analysis, and governance.

You will lead a team of coordinators and technicians, coordinate with outsourced providers, and conduct field site visits to ensure regulatory compliance and performance against SLAs.

Qualifications

• Demonstrated leadership of P3 professionals and ~23 technicians.
• Experience managing maintenance programs, budgets, and regulatory requirements.
• Strong knowledge of preventative maintenance, national programs, equipment, and facilities operations.
• Experience in KPI review, invoices, disputes, PM regulations, and compliance governance.
• Ability to oversee outsourced service providers and audits of third-party invoices.

Job description

• Oversee assigned preventative maintenance, specialized services, and national programs
• Manage day-to-day maintenance operations across approximately 350 stores
• Lead Program Coordinators, specialized technicians, and outsourced service providers
• Manage open service work orders, KPI reviews, invoice and dispute resolutions, PM regulation monitoring, spot verification, and maintenance governance compliance
• Manage direct relationships with outsourced providers for equipment, property, and physical plant services
• Manage maintenance expense and capital budget allocations, including budget-versus-actual explanations and cost reduction initiatives
• Use BI data to drive actionable results and efficient expense and capital spending
• Conduct field site visits for service-level evaluations, property condition assessments, compliance audits, and service-provider reviews
• Represent Facilities in meetings and site visits with Operations, Franchisees, and other stakeholders
• Manage truck and technician inventory, including tools, parts, and company equipment
• Review and approve Direct Service Provider work in accordance with DOA
• Audit third-party invoices, including travel, parts, and generalized repairs
• Ensure compliance with federal, state, and local regulations
• Complete other duties and special projects assigned by management

Requirements

• Strong buy-in to Leadership's strategy and willingness to embrace constant change
• Leadership and management of P3 professionals and approximately 23 technicians
• Required training and certifications for technicians
• Compliance with maintenance programs, contracts, and regulatory requirements
• Knowledge of preventative maintenance, specialized services, national programs, equipment, property, and physical plant operations
• Experience managing work orders, KPI review and analysis, invoices, disputes, PM regulations, and compliance governance
• Experience managing outsourced service providers
• Budget management, budget-versus-actual analysis, cost reduction initiatives, and BI data utilization
• Field site visits, service-level evaluations, compliance audits, and service-provider audits
• Inventory management for trucks, tools, parts, and company equipment
• Ability to ensure compliance with federal, state, and local regulations
