Job summary

PK Companies is seeking an experienced Area Director to lead operational recovery and long‑term stabilization across a diverse affordable housing portfolio. This hands‑on role focuses on underperforming properties, compliance correction, rehabilitation, and lease‑up stabilization.

You will drive occupancy and financial performance, supervise regional managers, and coordinate with ownership, asset management, and regulatory agencies to achieve measurable results.

Qualifications

• Minimum 8–10 years of progressive property management leadership.
• Strong knowledge of affordable housing programs (RD, LIHTC, HUD).
• Proven ability to stabilize distressed assets and drive occupancy, NOI, and compliance.

Responsibilities

• Lead recovery strategies for distressed communities covering operations, finances, compliance and physical improvements.
• Implement corrective action plans to grow occupancy, control expenses and retain residents.
• Stabilize site operations through leadership restructuring, training and performance accountability.
• Coordinate with ownership and asset management to meet turnaround timelines and performance milestones.
• Provide oversight during transitions, staffing changes, or agency interventions.
• Oversee lease-ups, rehabilitations, and capital projects to ensure timely delivery.
• Direct regional Managers and teams, mentoring them to high performance.
• Maintain strong reporting to owners, lenders, and regulators, documenting stabilization progress.
