Job summary

Windsor-Communities is hiring a Service Manager for Windsor Central Arts in St. Petersburg, FL. The role oversees maintenance, unit turnover, and emergency repairs, with weekend on-call expectations and a focus on safety and compliance.

The position requires strong leadership, budget awareness, and experience with property management software. A high school diploma and technical training in HVAC/plumbing/electrical are preferred.

  • Familiarity with budget monitoring and contract management; experience ordering supplies and processing invoices.

Responsibilities

  • General Maintenance: plumbing, electrical, HVAC, carpentry, appliance repair and property upkeep.
  • Work Orders: close out within 24 hours; assign to team; use HappyCo system.
  • Unit Turnover: prepare vacant units; coordinate make-ready with vendors/contractors.
  • Emergency On-Call: respond to after-hours calls; weekend work required.
  • Preventive Maintenance: regular inspections of HVAC, plumbing, electrical, safety systems.
  • Safety & Compliance: follow safety regulations and PPE usage.
  • Inventory Management: track supplies, create POs, process invoices.
  • Record Keeping: document maintenance activities with devices.
  • Customer Service: professional resident interactions; uphold company values.
  • Team Collaboration: partner with property management to resolve issues.

Job description

Service Manager | Windsor Central Arts - St. Petersburg, FL

Windsor Central Arts is a mid-rise style community consisting of 348 apartment homes.

Schedule: Monday - Friday 8 AM - 5 PM.

Compensation: Our company considers a range of factors including education and experience when determining base compensation.

  • Hourly: Starting at $27.35 - $34.19 per hour, depending on years of experience, tenure, and location.
  • Bonus: Average bonus potential of 10% annual bonus.
Key Responsibilities:
  • General Maintenance: Perform routine maintenance tasks including plumbing, electrical, HVAC, carpentry, and appliance repairs. Maintain property curb appeal and all pool/spa/fountains.
  • Work Orders: Complete work orders efficiently and ensure they are closed out within 24 hours. Assign work orders as necessary to team members. The system currently utilized is HappyCo.
  • Unit Turnover: Prepare vacant units for new residents, including painting, cleaning, and necessary repairs. Work with vendors/contractors to manage the make ready process.
  • Emergency On-Call Repairs: Respond to emergency maintenance requests and after-hours calls in an on-call rotation. Weekend work is a requirement.
  • Preventive Maintenance: Conduct regular inspections and preventive maintenance on all equipment and systems (e.g., HVAC, plumbing, electrical, Fire & Life Safety) to ensure proper functioning and to prevent potential issues.
  • Safety and Compliance: Ensure compliance with all safety regulations and policies. Maintain a clean and safe working environment using proper PPE (Personal Protective Equipment).
  • Inventory Management: Manage and track inventory of maintenance supplies and equipment. Order supplies, create purchase orders and process invoices.
  • Record Keeping: Maintain accurate records of maintenance activities, repairs and daily mechanical rounds. Utilize computer, smart phone, and tablet.
  • Customer Service: Interact with residents in a professional and courteous manner, addressing their concerns promptly and effectively. Support the company’s values and culture. Interact professionally with contractors, vendors, and suppliers.
  • Team Collaboration: Work closely with the property management team to identify and resolve maintenance issues.
Supervisory Responsibilities:
  • Strong leadership, create a positive team environment, and maintain a strong sense of morale while being a positive role model.
  • Familiarity with budget monitoring and contract management.
  • Experience ordering supplies, creating purchase orders, and processing invoices.
  • Experience managing employees, scheduling and overseeing vendors, contractors and suppliers.

Your Skills & Experience:
  • Education: High school diploma or GED. Technical training or certifications in relevant fields (e.g., HVAC, plumbing, electrical) preferred.
  • Experience:
    • Minimum of 5 years of experience in apartment maintenance or a related field.
    • Minimum of 2 years in a supervisory/leadership role.
    • Familiarity with budget monitoring and contract management.
    • Experience ordering supplies, creating purchase orders, and processing invoices.
    • Experience managing, scheduling and overseeing vendors, contractors and suppliers.
    • Proficient in using hand and power tools.
    • Strong experience in HVAC, plumbing, electrical, and general maintenance repairs.
    • Excellent problem‑solving skills and attention to detail.
    • Ability to work independently and as part of a team.
    • Excellent communication and interpersonal skills.
    • Experience and ability using smart devices and property management software.
    • EPA Type II preferred or ability to become certified within 90 days of start date.
    • CPO (Certified Pool Operator) preferred or ability to become certified within 90 days of start date.
Physical Requirements
  • Ability to lift and carry up to 50 pounds.
  • Ability to stand, walk, bend, and climb stairs/ladders for extended periods.
  • Comfortable working in various weather conditions and environments.
