Job summary

Qualifications

• One-year prior maintenance experience in plumbing, electrical, carpentry, drywall, painting or appliance repair.
• HVAC certification preferred; EPA Type I & II or Universal certification required for refrigerant handling.
• Multifamily (apartment) maintenance experience highly desired.
• Must be available for emergency on-call including evenings and weekends.
• Valid driver’s license for golf cart operation if applicable.
• Customer-service oriented with residents.
• Strong attention to detail and ability to follow safety guidelines.
• Any other local/state certifications as required.

Responsibilities

• Perform technical and mechanical maintenance including plumbing, electrical, HVAC, carpentry, appliance repair and glass replacement.
• Respond to resident service requests promptly using a work order system.
• Conduct preventative maintenance and repairs to ensure safe, efficient operation.
• Prepare vacant units for new residents with inspections, punch lists, scheduling, and repairs.
• Maintain amenity areas and common spaces through cleaning, trash removal, pressure washing, and painting.
• Manage tools and materials, track inventory, and notify supervisors of reorder needs.
• Support safety policies by attending safety meetings, OSHA training, and reporting incidents.
• Inspect contractor work to ensure quality and scope compliance.
• Assist in property inspections to identify maintenance needs.
