Job summary

Capstone Management is seeking an Apartment Maintenance Technician to address resident service requests and perform preventative maintenance across the property, diagnosing issues and completing repairs per safety standards.

The role includes make-ready tasks for vacant units, inventory management with the maintenance team, light groundskeeping, and routine tasks. A valid driver’s license and HVAC certification are required; a criminal history check will be conducted.

Qualifications

• Minimum Two Years of Apartment Maintenance Preferred
• Technical/other training
• Valid Driver’s License
• HVAC Certification I and II

Responsibilities

• Completes assigned work orders from resident requests and performs preventative maintenance by diagnosing defects and making repairs in accordance with safety standards and codes.
• Makes ready for leasing by performing pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, completing tasks, and inspecting work.
• Tracks inventory and notifies maintenance supervisor about re-ordering needs.
• Completes documentation for service requests to ensure proper recording and tracking.
• Maintains grounds and common areas including trash pickup, pressure-washing, light cleaning, and painting as needed.
• Supports cost-cutting by repairing rather than replacing parts when possible and using tools efficiently.
• Willing to work a flexible schedule and on-call.
• Promotes a positive image of the apartment community and management company.
