Job summary

Monarch Management and Investment is seeking a Maintenance Technician for Quail Hollow Apartments in Columbia, SC. This full-time, hands-on role handles make-readies, work-orders, grounds and some on-call duties.

Pay ranges from $21 to $24 per hour with potential annual bonuses over $3,000. Benefits include PTO, holidays, 401k, medical, life and disability insurance, and rent discounts across our communities.

Qualifications

• 2+ years’ experience in maintenance or equivalent.
• 6+ months experience in apartment maintenance.
• Dry walling, painting and carpentry.
• Basic knowledge of plumbing, electrical, and appliances.
• EPA HVAC certification preferred; pool certification a plus.

Responsibilities

• Complete work orders in a timely manner based on priority.
• Make Ready / Turning Units between tenants.
• Paint and stain interior and exterior surfaces.
• Maintain a preventative maintenance program.
• Exterior structural maintenance as needed.
• Cover a 24/7 emergency cell phone.
• Snow removal and pool maintenance where applicable.

PAY: $21-24 an hour plus up to $3,000+ in bonuses throughout the year!

BONUSES POTENTIAL:

• $750 quarterly bonuses (based on site performance)
• $100 for every week you hold the on-call phone and minimum 1.5hrs paid time for emergency calls

SCHEDULE

M-F 8-5PM (80hrs paid time off 1st year, paid holidays)
On-call 1x every 3 weeks

What You'll Be Doing:

• Ensure all work orders are completed in a timely manner based on priority
• Make Ready / Turning Units in between tenants
• Painting/Staining both interior and exterior applications
• Manage and adapt a preventative maintenance program
• Exterior structural maintenance as needed
• Managing coverage of a 24/7 emergency cell phone
• Snow removal (when applicable)
• Pool maintenance (where applicable)
• Housing inspection experience preferred (not required)

The Experience We Like To See:

• 2+ years’ experience in maintenance or equivalent
• 6+ months experience in apartment maintenance
• Dry walling including painting and carpentry
• Basic knowledge of plumbing, sweeting copper pipe preferred
• Basic knowledge of electrical including outlets, switches and light fixtures
• Basic repair and/or diagnosis of appliances including refrigerators, stoves, dishwashers and garbage disposal
• Required experience in HVAC with EPA certification
• Pool experience with CPO certification preferred
• Some knowledge of water heaters both electric and gas
• Be able to provide great customer service to our residents
• Have basic safety training or be willing to go through basic training within 30/days

This role requires pre-employment screenings, including a criminal background check and a drug screening.
