Job description

Maintenance Technician – Columbia, South Carolina

Position: Apartment Maintenance Technician (Full‑time). Responsibilities include performing make‑readies, handling work orders, grounds maintenance, and on‑call duty.

Compensation and Bonuses

• Hourly pay: $22–$24 (bi‑weekly)
• Quarterly maintenance bonus up to $750
• On‑call bonus: $100; $50 for on‑call on a holiday
• Potential additional bonuses up to $3,000 annually

Schedule

Monday‑Friday, 8 a.m. – 5 p.m.; on‑call 1 time every 3 weeks.

Responsibilities

• Complete work orders promptly based on priority.
• Perform make‑ready/turning units between tenants.
• Paint and stain interior and exterior surfaces.
• Implement and adapt preventative maintenance program.
• Handle exterior structural maintenance as needed.
• Manage coverage of a 24/7 emergency cell phone.
• Snow removal (when applicable).
• Pool maintenance (when applicable).
• Housing inspection experience preferred.

Experience and Qualifications

• Minimum 2 years of maintenance experience, including 6+ months in apartment maintenance.
• Experience with drywall, painting, carpentry, plumbing (copper pipe preferred), and electrical basics.
• HVAC experience with EPA certification.
• Pool experience with CPO certification (preferred).
• Basic knowledge of water heaters (electric and gas).
• Strong customer‑service skills.
• Basic safety training or willingness to complete training within 30 days.
• Valid driver’s license.

A maintenance skills assessment will be conducted during the interview process.

Pre‑employment screenings, including a criminal background check and drug screening, are required.

A physical demonstration of job duties will be required during the interview.
