Windsor Communities is hiring an Apartment Service Tech II for Windsor Walnut Creek in Austin, TX. The role covers general maintenance, unit turnovers, and on-call emergency repairs at a garden-style community with 342 units.

Expect routine HVAC, plumbing, electrical work, and adherence to safety standards. Compensation starts hourly with annual starting pay, plus benefits and growth opportunities within Windsor Communities.

Qualificações

• Minimum of 2 years of experience in apartment maintenance.
• Proficient in using hand and power tools.
• Strong experience in HVAC, plumbing, electrical, and general maintenance repairs.
• Excellent problem-solving skills and attention to detail.
• Ability to work independently and as part of a team.
• Excellent communication and interpersonal skills.
• Experience and ability using smart devices and property management software.
• EPA Type II preferred or ability to become certified within 90 days of start date.
• CPO (Certified Pool Operator) preferred or ability to become certified within 90 days of start date.

Responsabilidades

• General Maintenance: Perform routine maintenance tasks including plumbing, electrical, HVAC, carpentry, and appliance repairs.
• Work Orders: Complete work orders efficiently and ensure they are closed out within 24 hours.
• Unit Turnover: Prepare vacant units for new residents, including painting, cleaning, and necessary repairs.
• Emergency On-Call Repairs: Respond to emergency maintenance requests and after-hours calls in an on-call rotation.
• Preventive Maintenance: Conduct regular inspections and preventive maintenance on all equipment and systems (e.g., HVAC, plumbing, electrical, Fire & Life Safety) to ensure proper functioning and to prevent potential issues.
• Safety and Compliance: Ensure compliance with all safety regulations and policies. Maintain a clean and safe working environment using proper PPE.
• Inventory Management: Manage and track inventory of maintenance supplies and equipment. Request replacements as needed from Service Manager.
• Record Keeping: Maintain accurate records of maintenance activities, repairs and daily mechanical rounds. Utilize computer, smart phone, and tablet.
• Customer Service: Interact with residents in a professional and courteous manner, addressing their concerns promptly and effectively.
• Team Collaboration: Work closely with the property management team to identify and resolve maintenance issues.
