Greystar in Charlotte, NC is seeking a Maintenance Technician to oversee and perform technical and mechanical work ensuring buildings, grounds, and common areas meet Greystar standards for cleanliness, safety, and functionality.

The role involves handling work orders, completing make-ready processes for vacant units, maintaining grounds and systems, inspecting work, managing tools and inventory, and supporting budget and safety compliance with a rotating on-call schedule.

Qualifications

• High school diploma, GED, or related experience and training.
• Experience in property management maintenance or related trade.
• Own hand tools unless prohibited by State law and skilled in safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment and measuring devices.
• Ability to read, write, and communicate effectively to represent company management in a support capacity and answer questions.
• Proficiency in internet, word processing, spreadsheet, and database management; property management system experience preferred.
• Mathematical skills necessary to perform financial and administrative tasks.

Responsabilités

• Assist and complete work orders generated from resident requests for service, and routine upkeep on the community by diagnosing the source of the defect and making repairs per policies and safety standards.
• Oversee and complete the make-ready process to prepare vacant apartments for leasing, including pre-move-out inspections, punch lists, scheduling vendors, and inspecting work.
• Develop standards for cleanliness and appearance of grounds, exteriors, interiors, and common areas to reflect Greystar quality.
• Periodically inspect work by team members to assess policy effectiveness and take corrective action as needed.
• Inspect work by contractors and vendors to verify quality and scope.
• Maintain inventory of spare parts and maintenance materials; coordinate with Community Manager on supplies within budget.
• Complete monthly preventative maintenance procedures as outlined in manuals.
• Assist Community Manager in developing budget for regular repairs and capital projects.
• Support cost-cutting by fixing rather than replacing parts when possible; manage tools and materials efficiently.
• Conduct safety meetings and ensure OSHA compliance and up-to-date MSDS sheets.
