Job summary

Hayman Company is seeking an Apartment Maintenance Supervisor for our 596-unit community in Kansas City, MO. This hands-on role oversees maintenance staff and coordinates repairs, preventative maintenance, and unit turnovers to keep residents in high-quality housing.

Responsibilities include scheduling, safety compliance, tracking expenses, and coordinating with outside contractors. Candidates need a high school diploma, EPA and CPO certifications, 3 years supervisory experience in apartment

Qualifications

• High school diploma; additional certification or training in maintenance or facilities management is preferred.
• Proven experience in apartment maintenance with supervisory responsibility (2+ years).
• Strong knowledge of maintenance techniques and systems (HVAC, plumbing, electrical, carpentry).
• Excellent leadership and communication skills; ability to motivate and manage a team.
• Ability to prioritize tasks and work efficiently in a fast-paced environment.
• EPA Certification Required
• CPO Certification Required
• Attention to detail and commitment to resident service.
• Valid driver's license and reliable transportation.

Responsibilities

• Supervise and coordinate maintenance staff and contractors.
• Oversee maintenance, preventative maintenance, and unit turnovers.
• Conduct regular inspections and ensure safety and quality standards.
• Develop and implement maintenance schedules and procedures.
• Respond promptly to resident maintenance requests and document activities.
• Maintain records of maintenance activities, expenses, and inventory.
• Ensure compliance with regulations and standards; oversee outside contractors.
• Capital project management and renovation tracking; monitor expenditures.
