Career Strategies is looking for a full-time Apartment Maintenance Supervisor for one of our clients in the Salt Lake City, UT area to start immediately!
The MAINTENANCE SUPERVISOR must be professional and courteous with residents, visitors, contractors, and fellow employees. They must have the necessary tools to complete tasks effectively, be able to follow oral and written instructions, and maintain effective and cooperative working relationships.
Apartment Maintenance Supervisor Duties and Responsibilities
- Ensure all rules and regulations related to operational duties are followed, consulting the environmental manager as required by permits or certificates.
- Review maintenance schedules weekly.
- Minimize the risk and severity of accidents among maintenance personnel and contractors by identifying hazards.
- Assign and review work for maintenance staff.
- Address concerns and issues with the maintenance coordinator.
- Ensure maintenance tasks are performed efficiently and to high standards.
- Maintain schedule priorities and compliance.
- Ensure prompt repairs during emergency breakdowns.
- Streamline job execution and repair costs.
- Review equipment history files.
- Report on repair jobs, including man-hours, materials, tools, and skills used, to the maintenance coordinator.
- Report maintenance performance during major redevelopments.
- Ensure accurate documentation of work order completions.
- Provide grievance counseling when necessary.
- Develop and implement training plans for maintenance staff.
- Ensure all maintenance work complies with government regulations and corporate policies.
- Assign and reassign work based on priorities and emergencies.
- Maintain quality of work, productivity, and cleanliness standards.
- Promote good communication and inter-departmental relations between maintenance and other departments.
- Contribute to achieving departmental and personal goals.
- Investigate safety incidents and implement corrective measures, including near misses.
- Aim for nearly 100% reliability on all maintenance jobs.
- Be responsible for the reliability and maintenance of all equipment.
Skills and Knowledge Requirements
- Minimum of 2 years experience as a Maintenance Supervisor or Service Manager.
- Relevant technical knowledge.
- Vendor relations and scheduling experience.
- High safety awareness.
- Advanced computer skills.
- Knowledge of fair housing laws.
- Good communication skills for effective interaction with various groups.
