Job Description
The Maintenance Supervisor will lead and mentor the Maintenance Team, and assist with and oversee the Maintenance and Capital Improvement needs of an assigned FPI managed site, with the overall objective of meeting the expectations of the Client, based on the respective operating capital budget and management agreement.

Responsibilities
- Provide daily and preventative maintenance to ensure proper, safe, and economical condition of the property.
- Inspect the property and all common areas each morning to detect maintenance problems requiring attention.
- Coordinate and complete maintenance requests within 24 hours.
- Change all air-conditioning filters at least every six months and upon apartment turnover.
- Inspect all apartments semi-annually.
- Follow a preventative maintenance schedule.
- Serve as on-call maintenance providing emergency service during evenings, weekends, and holidays.
- Respond to after-hours lockout requests.
- Perform maintenance inspections and repairs on vacant apartments to ensure readiness for new tenants.
- Maintain and repair equipment owned by the community.
- Keep maintenance shops and storage areas organized and compliant with safety regulations.
- Secure parts, inventory, and equipment properly.
- Maintain an inventory of parts within budget limits for repairs.
- Wear provided uniforms during work hours.
- Provide small hand tools necessary for routine maintenance when applicable.
- Ensure timely completion of duties by maintenance staff to minimize labor costs.
- Comply with all company policies and procedures.
- Perform other duties as assigned by the Community Director.
Qualifications
Minimum Requirements:
- At least 2 years' experience in a leadership role, preferably in Residential Property Management or related fields like hotel or facilities maintenance.
- High School diploma or equivalent; industry certifications preferred.
- Ability to wear a respirator and be medically cleared to do so, in compliance with policies.
- Proficiency in English (speaking, reading, writing).
- May need to provide and maintain own tools.
- Proficient in MS Office, Google Apps, property management software, email, and internet.
